Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

Major credit card company reverses decision, returns $2,414 to Sun Lakes man

SUN LAKES, AZ (AZFamily) —With the help of On Your Side, Mike Vinson has $2,414 back in his pocket. “I mean, I couldn’t get anywhere with them (Discover),” Mike said. “Obviously, Gary Harper did something and got it going, and I’m happy with that.”In a recent On Your Side report, Mike told us how he hired a moving company to transport all of his fur...
SUN LAKES, AZ (AZFamily) —With the help of On Your Side, Mike Vinson has $2,414 back in his pocket. “I mean, I couldn’t get anywhere with them (Discover),” Mike said. “Obviously, Gary Harper did something and got it going, and I’m happy with that.”
In a recent On Your Side report, Mike told us how he hired a moving company to transport all of his furnishings from Gilbert to a new golf cart community 30 minutes away in Sun Lakes, a place he’s been eyeing for a while.
“I wanted to come out here and live and buy a place out of here, but just couldn’t find something,” he said. On Your Side’s Gary Harper replied, “Well, you eventually made it out here.” Mike chuckled, “Yeah.”
Mike hired a company called AZ Girls Move Better, which charges an hourly rate. The move took three days, and on the first day, Mike used his Discover card to pay AZ Girls Move Better $232.
The second day he paid $1,495 and on the final day he used the card to pay $687 for a grand total of $2,414. Harper asked, “And no problem with that. They accepted the Discover card and everything?” Mike said “Yes.”
But when Mike started analyzing his Discover card statements, he noticed that AZ Girls Move Better duplicated all three charges the next month.
In other words, Mike paid AZ Girls Move Better an extra $2,414. Even though Mike disputed the three duplicate charges, Discover surprisingly sided with the moving company and refused to return his $2,414. “I called Discover and said, wait a minute, this is wrong. And they said, well, we’ve already paid them the money.”
On Your Side went to the address listed on the invoice for AZ Girls Move Better, and found a home and spoke with someone through their doorbell system.
“I’m here for Michael Vinson. V-I-N-S-O-N. Apparently, you double dipped him for around $2,400,” Harper told the woman. She claimed she would look into the issue and follow up about the duplicate charges, but never did.
In the meantime, On Your Side provided Discover with documentation clearly showing the duplicate charges and asked them to reopen their investigation. They did, and discovered this senior citizen had indeed been double-dipped by AZ Girls Move Better.
Discover sent Mike three letters approving his dispute for all three charges totaling $2,414, meaning they returned all his money.
Mike says he owes it all to On Your Side. “I had no other recourse, and knowing that there’s somebody (like On Your Side) that will help you is really nice,” Mike said, choking back tears. “You helped me. So, thank you.

SUN LAKES, AZ (AZFamily) — A Valley man hired a moving company to help him move about 20 miles, but he says he got billed twice, so he messaged On Your Side.
Mike Vinson has been wanting to move to this Sun Lakes community for over a decade and he finally did it back in September. “I wanted to come out here and live and buy a place out of here, but just couldn’t find something,” Vinson told On Your Side.
Vinson eventually made the move, and although he is settled in now, he admits he was dreading the moving process. “I’ve moved a lot of times and packed and so forth. And at my age, no, I was not looking forward to packing up boxes and and stacking them up,” said Vinson.
Vinson says after searching around, he settled on a company called AZ Girls Move Better. According to Vinson, the moving company charged by the hour, and it agreed to not only pack up all his belongings, but also transport them to his new Sun Lakes home. “They furnished them wrapping, you know, the plastic wrap and stuff like that but they also had an hourly rate,” Vinson said.
Vinson says it took three days for AZ Girls Move Better to move everything. The first day, some packing was done and Vinson used his Discover card to pay $232. On the second day, Vinson used his Discover Card to pay AZ Girls Move Better $1,495. And on the third day, he paid $687, which came to a total of $2,414.
But after paying, there eventually was a problem because Vinson claims he was double-dipped by AZ Girls Move Better. Remember those three charges from September. Well, Vinson says they all reappeared a second time on his Discover Card statement the very next month.
Vinson disputed the three duplicate charges, but to his surprise, Discover claimed the charges were legit. “I called Discover and said, ‘Wait a minute, this is wrong.’ And they said, ‘Well, we’ve already paid them the money.’”
Vinson says he contacted AZ Girls Move Better, but he says they never returned his $2,414.
So, On Your Side got involved and after getting no response from the inquiries, the team went to the address located on their invoice and was surprised to find a home, not a business. And that’s when a woman from the moving company spoke through her doorbell device. “It’s about Michael Vinson,” On Your Side’s Gary Harper told the woman. “Apparently, you double dipped him for around $2,414.” I was told AZ Girls Move Better would look into the issue and get back with me. They didn’t.
So, at On Your Side’s request, Discover has reopened Mike’s dispute and another investigation into those duplicate charges is ongoing. In the meantime, Vinson says he remains annoyed.
“How did it sit with you that you paid for something twice?” Harper asked. “Not very well, not for that much,” Vinson said.
To add insult to injury, Vinson says AZ Girls Move Better broke his 82-inch screen TV during the move. He says the moving company would reimburse him, but he has never heard from anyone.
As soon as Discover concludes its second investigation, On Your Side will let you know in a follow-up news report.

PHOENIX — From a tree trimmer being rescued from a 50-foot palm tree to two new restaurants opening at The Switchyard in Queen Creek, here are some of the Valley’s top news stories from May 9-11.
A tree trimmer is in critical condition after being rescued from a 50-foot palm tree in Phoenix on Saturday, authorities said.
Around 9:30 a.m., firefighters responded to call near 65th and Virginia avenues, according to the Phoenix Fire Department.
Firefighters used rope systems with drone technology, ladders and chainsaws to rescue the man from the tree.
Crews have been battling the Bryce Fire burning in eastern Arizona since Wednesday, and evacuations could be on the horizon, according to the Arizona Department of Forestry and Fire Management.
By Sunday morning, the human-caused fire between Fort Thomas and Pima near US 70 and the Gila River had reached 2,290 acres with 25% containment, and two groups faced potential evacuations.
It was up from the 850-acre mark reported Saturday morning, but fire officials said the increase was more due to more accurate mapping than it was the fire growing.
U.S. negotiators said Sunday that “substantial progress” was made and “perhaps the differences weren’t so large” after two days of negotiations with a high-ranking Chinese delegation on ways to ease a trade war sparked by President Donald Trump’s steep tariffs.
U.S. Treasury Secretary Scott Bessent, who led the U.S. delegation during talks in Geneva, said there was “a great deal of productivity.”
“I’m happy to report that we’ve made substantial progress between the United States and China in the very important trade talks,” Bessent said.
A dead body was found in Sun Lakes early Saturday morning, prompting an investigation by the Maricopa County Sheriff’s Office.
Deputies responded to the area near Cherrywood Drive and Dobson Road, which is south of Chandler, at about 5:30 a.m. where the deceased adult was located, authorities said.
Detectives are investigating the case as suspicious.
Shake Shack and Snooze are the two newest restaurants that will be opening at The Switchyard in Queen Creek, according to a Thursday news release.
The two restaurants join Postino and The Porch as the latest tenants of the mixed-use development in Queen Creek as construction began this week. Opening dates for the restaurants have yet to be revealed.
The Switchyard, located on the northeast corner of Ellsworth and Ocotillo roads, is a 54,000-square-foot mixed-use development by real estate company Creation Equity. The development will open in phases with the first phase expected to be completed in 2026, according to the release.
