Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — City of Boca Raton residents may now qualify for significant discounts on flood insurance, thanks to new action taken by the City that is viewed upon favorably by the insurance industry.
“The City of Boca Raton takes part in the National Flood Insurance Program’s (NFIP) Community Rating System (CRS), a voluntary incentive program that recognizes and encourages community floodplain management activities that help reduce flood risk,” said an advisory issued Wednesday to BocaNewsNow.com.
“Through recently increased floodplain management activities, the City’s improved CRS Classification now qualifies City residents for a larger discount on their flood insurance premiums. The discount increased from 15% to 25% for residents in all flood zones. If you are unsure of your discount status, please contact your flood insurance provider.”
While the discount is available to many City of Boca Raton residents, we remind you that a “Boca Raton” address doesn’t necessarily mean that you live in the City of Boca Raton. Transplants moving to West Boca — especially from New York — often have a problem understanding this. The City of Boca Raton is making it easy to follow along. Just use this map to determine whether you’re a resident of the City of Boca Raton, or if your community is just using it for marketing purposes because “Unincorporated Palm Beach County” doesn’t sound quite as nice as “Boca.”

An embattled private equity firm has suffered another setback in court. Discover the details of this latest judgment and its potential impact.
A Miami-Dade County Court ruled in favor of The Boca Raton for a lawsuit the resort filed against an embattled private equity firm over unpaid event fees.
The court ordered Miami-based 777 Partners to pay more than $800,000, comprising $556,400 in damages and $251,300 in interest, calculated at an annual rate of 18% due to delayed payment.

To satisfy the judgment, the court issued garnishment orders on 777’s bank accounts with City National Bank of Florida and Goldman Sachs. CNB of Florida reported that the private equity firm holds nearly $350,000 in its accounts. Goldman Sachs has yet to respond to the garnishment order.
Boca Owner LLC, the parent company of The Boca Raton – Boca Beach Club, filed a complaint last August against 777 for a breach of contract tied to a $1.5 million event the private equity firm held in January 2023. The complaint said that while 777 made partial payments toward the event bill, it allegedly defaulted on the final installment due in December that year.
The resort issued two notices of default and claimed that, although 777 made additional payments, it failed to pay the full balance. At the time the lawsuit was filed, the outstanding amount was over $727,000, plus 1.5% monthly interest.
Scott M Wellikoff, the attorney who represented 777 in its lawsuit with The Boca Raton, did not immediately respond for comment.
777 has been in the center of a number of legal battles, including an eviction lawsuit last July over its 600 Brickell headquarters after the company allegedly failed to pay rent as of June 1, 2024.
In that case, the court backed a default judgment motion from landlord Brickell Holdings LLC on Jan. 27 after 777 failed to respond to the complaint.
A 777 spokesperson has yet to acknowledge any of the Business Journal's requests for comment on the company's active legal proceedings. The company's website is no longer active, and its phone number is not in service.

BOCA RATON, Fla. — WPTV is speaking to people who were near Friday's plane crash in Boca Raton that claimed the lives of three people aboard the aircraft and injured one person on the ground.
We spoke to Jared Scarpato, a freshman at the Lynn University flight school, who was studying for an end-of-course flight exam at the airport when he heard a report of an emergency on their university air traffic frequency.
WATCH BELOW: Aviation student calls tragedy 'traumatic experience'
"There was something that was happening with the rudder," Scarpato said. "It sounded like a stuck rudder, and that's super, super dangerous. This guy was circling the airport, apparently he couldn't turn right, so he was only turning left."
The 18-year-old student said the pilot was trying to land at the airport before going down.
"I said to my instructor and everybody outside that, 'he is very, very low,'" Scarpato said. "We ended up losing sight of him on that final leg (before trying to land), and all we saw was a big explosion and a plume of smoke. All of us were incredibly shell-shocked."
Calling it a "traumatic experience," he said it was only about "three seconds" when he and others lost sight of the plane that they then saw the explosion.
WATCH BELOW: Driver escapes from car after driving through flames
Scarpato said he was keeping the pilot and the other victims in his prayers.
"These guys were 100% trying their absolute best to get on the ground safely," Scarpato said. "Just devastating."
Despite the fatal crash, he said the incident doesn't affect his decision to become a pilot.
"Not at all, I'd get in a plane an hour from now," Scarpato said. "This doesn't change my mind about anything."
WATCH BELOW: 19-year-old aviation student 'shaken' by crash
Justin Torres, 19, another aviation student at Lynn University, said he was walking to class when he saw a plane circling very low.
"I could immediately tell that something was wrong because (the plane) was like 200 feet instead of 1,000 feet," Torres said.
He also said the pilot was having a rudder problem.
He called the situation "nerve-wracking" and left him "shaken," but it doesn't change his mind about becoming a pilot.
WATCH BELOW: Boca Raton High School students describe 'loud boom'
Two students at Boca Raton High School, Keeley Buckley and Delilah Buczynski, described seeing the plane crash near their school, which is located just south of where the aircraft crashed.
Buckley said she was on the second story of the school when she saw the plane before it went down.
"It was really close to our school, and then I went to class, and then we heard it (crash)," Buckley said.
"We heard a loud boom, Buczynski said. "Announcements (at the school) came on that everyone needed to stay in their classrooms. ... There were kids leaving class to see it."
Buczynski said they could smell the jet fuel from the crash.
WATCH BELOW: Witness says 'it didn't look good'
Another witness, Thomas Sheil, said he is in the process of getting his pilot's license and was near the scene shortly after the plane went down.
Sheil, who was visiting from New York, said he saw a small plane fly over the area "very sharply" before the crash and later saw smoke in the area.
"(First responders) came within seconds," Sheil said. "It didn't look that good."
Sheil, 36, said this crash makes him a little hesitant about moving forward with getting his pilot's license.
"I've been hesitant about it for a while, and this has definitely (made me) hold off until we figure out what's going on with all the plane (crashes) this year," Sheil said.
