Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

Tucked inside Agave Bandido, a new Mexican restaurant in Horizon West/Hamlin (Winter Garden), is one of Central Florida’s most exciting new hidden gems, Maya SpeakTiki. This vibrant, tropical speakeasy is full of surprises, with thoughtful theming, creative cocktails, and a laid-back-yet-luxe atmosphere. It's already a new favorite among the hidden bars in Orlando.
From the moment you’re led through the hidden entrance, you’re transported to a whole new vibe. Dim lighting, vibrant colors, and a stylish tropical aesthetic instantly set the tone. Maya SpeakTiki isn’t your average kitschy tiki bar. It’s a sleek, modern take on the classic theme, blending Polynesian flair with subtle Mayan inspiration.
The bamboo bar glows under gorgeous lighting and is centered around a striking mural of a Mayan woman, the icon of the bar. Overhead, tiki floats and lights add to the mood. The walls are covered in rattan and bamboo, creating a streamlined and fun atmosphere that’s polished without feeling stuffy. When we visited, soft reggaeton music added to the chill yet energized feel.
Maya SpeakTiki’s cocktail menu strikes a balance between tiki tradition and modern creativity. Of course, they serve classics like the Mai Tai and Painkiller, because what’s a tiki bar without them? But they also feature unique house specialties, many of which highlight tequila and mezcal, tying into the Mexican roots of Agave Bandido.
We tried the Mai Tai, the Sacred Rain (an espresso martini with a funky tiki twist), and a few others. Each cocktail was flavorful and thoughtfully crafted. Most drinks are priced at $15, and we got the impression the bartenders might have a few off-menu surprises up their sleeves, too.
If these vibes sound good to you, you may want to check out Permanent Vacation in Maitland, or to stick with the modern flair, visit Roka Hula in Dr. Phillips.
The service here deserves a special shout-out. Everyone we encountered—from the host to the bartenders—was enthusiastic and knowledgeable. You could tell they’re genuinely proud to be part of something this unique in Winter Garden. Our bartenders walked us through the menu, offered fantastic recommendations, and made us feel right at home.
Maya SpeakTiki is one of those rare places that makes you forget about your phone, the time, or whatever chaos you left outside. It’s thoughtful, immersive, and full of heart. While food wasn't available inside the speakeasy when we visited, tapas and light bites are expected to be added soon. That said, we highly recommend dining at Agave Bandido first, the food is delicious, and then heading to the bar for drinks.

WINTER GARDEN, Fla. — Central Florida learned Thursday who the likely tenant is for the multipurpose stadium planned to anchor a major development in Winter Garden.
The United Soccer League (USL), in partnership with Central Florida Pro Soccer, announced its intent to bring one of the league's teams to the area.
Central Florida Pro Soccer's ownership group, Federal Finance, secured a letter of intent with Winter Garden in March for a 72-acre site in the eastern part of the city that will be a mixed-use development, including a 3,000-5,000-seat stadium.
Pending city approvals, Central Florida Pro Soccer plans to move forward with a development that would feature more than 150,000 square feet of commercial space, multifamily units, a 160-room hotel, nearly 100,000 square feet of retail, public parks, a walking trail and 14 acres of recreational fields — including three practice fields, baseball fields, pickleball courts and padel courts. Those facilities are in addition to the stadium.
“Central Florida Pro Soccer’s project is an ambitious mixed-use development that will serve as a true community asset and local gathering place," said Justin Papadakis, deputy chief executive officer and chief real estate officer with the USL. "As the centerpiece of the project, the soccer stadium, will unite residents, drive economic growth and inspire youth athletes for generations to come.”
The men behind Central Florida Pro Soccer are Tan Bahia, the founder and chief executive officer of Federal Finance, and Austin Root, who is co-founder and chief operating officer and also started sports and real estate management firm Federal Sports Alliance. Bahia has a background in banking, private equity, debt advising and real estate projects in the United Kingdom and United States. Root began his career in Merrill Lynch's Global Markets and Investment Banking Group on Wall Street in 2000.
Other leaders include Development Director Joe Giannuzzi and Siddharth Shankar, a partner and board member. Giannuzzi specializes in developing single-family and multi-family residential communities ranging from 10 to 500 units. Shankar is the co-founder of Tails Trading Group, a company that connects British brands with Asian markets.
The USL is not new to the Orlando area. Before Orlando City SC began playing in Major League Soccer, the Lions were a charter member of USL Pro and played four seasons in that league.
In February, the USL announced plans to launch a new Division One league in 2027-28 to establish a fully integrated three-tier professional system. The USL Championship (Division Two) and USL League One (Division Three) already provide a strong foundation for player development and competition, and the three leagues would be interconnected through a structured promotion and relegation system similar to pro soccer systems in Europe.
Founded in 1986, and based in Tampa, the USL operates men’s and women’s leagues at multiple levels.
The Tampa Bay Rowdies currently play in the USL Championship tier.
A photo of the Central Florida Pro Soccer leadership team included with the announcement Thursday showed them holding a USL League One banner.
