Basements are rare in Florida. A 6,200-square-foot basement with an 18-car underground garage reached by a cleverly disguised car elevator? Well … that’s a showstopper.

Such audacious design touches are why the National Association of Home Builders chose the 15,176-square-foot estate now under construction on Winter Park’s Lake Osceola as its showcase home for the 2026 International Builders’ Show.

Alair Homes Orlando is building the 43rd edition of the association’s centerpiece The New American Home, and the last in Orlando. The annual builder’s show will relocate permanently to Las Vegas in 2027.

These homes are usually built on spec by local high-end home builders, then sold after the convention. But this year’s New American Home is being constructed for a private owner with a specific mission.

Jason Eichenholz, a serial entrepreneur, philanthropist and CEO of Relativity Networks, bought the 3/4-acre lot on Sylvan Drive through a family trust in 2021 for $2.8 million.

Known for supporting individuals with autism — an effort inspired by his son, Jonathan — Eichenholz is using the house in part to support Jonathan’s Landing Foundation, which seeks to create housing for 500 people and 5,000 jobs to help adults with Autism Spectrum Disorder (ASD).

Eichenholz will match the value of every contribution to the house from manufacturers and suppliers with his own contribution to the foundation, an amount the home builders association forecasts to total $2-3 million.

“This home isn’t just a showcase of the future of home building — it’s a symbol of what’s possible when passion, philanthropy and innovation come together,” Eichenholz said.

Alair partner Daniel Kennerly said the philanthropic intention sealed the deal for the project to be selected as The New American Home. “His goal in designing his house was not just to design a house that he would really enjoy, that would be fun to live in, and you know, look at all my money kind of thing,” he said. “He actually wanted to design a house that could be used in the future for fundraising, and he designed the whole house with the idea of fundraising in mind.”

The basement doubles as a meeting space that accommodates up to 100 people. The library just off the foyer serves as a board room. The house also features a catering kitchen with a private entrance and bar for large events.

“Jason’s desire is that once a month, or every other month, the house would be used by other nonprofits, and instead of them paying him to use the space, they would give a donation to Jonathan’s Landing,” Kennerly said.

Alair Partner Jim Krantz also has a personal connection to the project. “As a father of a son with autism, this project means everything,” he said. “My son, Luke, and Jonathan are friends and have been classmates for more than a decade, and knowing that Jonathan’s Landing provides a place for adults like them to thrive with dignity brings me hope.”

Kennerly said the final design was a collaboration between the client, architect Michael Wenrich and the builder. The inspiration for a car elevator came out of a brainstorming session — they were looking for a way to access the basement that didn’t involve a ramp, because they couldn’t design one with a slope that wouldn’t scrape the bottom of the sports cars.

“And I don’t know if anybody remembers whose idea it was because we were talking about 100 things that day, and someone said, ‘Can this be done?’” Kennerly said. “We had to figure out a solution to get the 18 cars into the basement without a driveway, and the car elevator was born.”

Kennerly sourced the equipment from a vendor in California, who disguised the lifting mechanism as a grass parking space in front of the house. He consulted with builders from Michigan and Wisconsin for tips on basement construction and how to waterproof the space.

“We don’t really build underground basements in Florida, and so there’s not a lot of code written for it,” he explained.

Construction started nine months ago. Kennerly said the framing is underway, and the roof trusses will be installed this week.

The development team will document the construction process over the next 10 months on the NAHB website, and the home will be unveiled next year during the International Builders’ Show (IBS), Feb. 17-19, 2026, where it will be open for tours by IBS attendees and media.

With its Florida-centric fare, The Chapman taps into the history of Winter Park

Not since a sinkhole swallowed an entire city block has there been this significant an opening in Winter Park. OK, maybe that's a bit much, but so is The Chapman — the most ambitious undertaking yet by Artistry Restaurants, whose presence along Park Avenue has long been established with mainstays Boca and Atlantic Beer & Oyster, with Oak & Stone, a pizza and beer concept, coming later this year.

The Chapman, however, is in a category of its own. All 6,700 square feet of it. The restaurant celebrates the history of Winter Park and founders Oliver Chapman and Loring Chase, who transformed the city into a refuge for "men of means." The Chapman, it seems, is a refuge for their descendants. Scan the tables and booths on any given night and you'll see the unmistakable face of old-money Winter Park. The menu, under the direction of Clifford Pleau, the former executive chef of California Grill and co-creator of Seasons 52, seems to cater to those palates.

Yet I'm sure even sojourning tycoons in turn-of-the-century Winter Park would wonder why roasted bosc pears in a burrata and prosciutto salad ($15) still had seeds in them. Or what unnecessary alchemy was responsible for balsamic "pearls" when a drizzle would've been just fine. And sniffing out fishy tuna is not some post-postmodern superpower. No, the focal ingredient in the ahi two ways ($26) seemed like it was a couple of days old, leaving us little choice but to relegate the dull plate of raspberry poke and seared tuna to the fringes of our table.

Hopes were higher for the red snapper ($44), a dish we felt obliged to order seeing as this was a Florida restaurant touting Florida ingredients. But the overdone fillet set over a cauliflower-hominy hash sitting in an acidic roasted tomato vinaigrette just left us a bit baffled. Kitchens have off nights, and this was certainly one of them. When a roasted boneless half-chicken ($32) also came out parched, and on top of undercooked farro "risotto" no less, I vowed to return when the kitchen was in better form.

Two months later, accompanied by Ada and Jherome, a lovely couple who bid on a dining experience with me in an auction hosted by Shepherd's Hope, I gave it another go.

Luckily, things got off to a much better start. Cocktails impressed the first time around, and a pre-meal quaff at The Chase Lounge inside the restaurant exhibited the same level of craft. We headed over to our table and talked about some heavy topics — healthcare, racism, classism, nationalism — over an outstanding colossal lump crab cake ($28) and sticky bang-bang lion's mane mushrooms ($19).

Bucatini ($29) in a San Marzano tomato sauce was lauded for its flavor, but cracks began to appear. First, rubbery citrus-seared shrimp in the pasta; then, an overdone brisket burger ($23) accompanied by underdone, almost crunchy, steak fries. And finally, by the very same snapper dish, which was just as overdone as it was last time.

Desserts weren't immune to the ups and downs of the kitchen. The up, a warm pear and tart cherry "mai chai" crisp ($14) topped with vanilla bean ice cream, lent the comforting ending we craved. The down, a citrus meringue pie ($17), was just as cloying as it had been before. And cutting through that gingersnap crust required major effort — "Use the serving spoon," I suggested to Ada after seeing her struggle with a fork.

"It just feels like a lost opportunity," Ada said on a post-meal walk up Park Avenue. "The front of house seems to have it together," I said, "but I don't know what's going on in the kitchen." When I asked if they'd come back, their silent response said it all.

At the very least, the cocktail game is strong. In fact, they even snagged Daniel Lugo, the talented barkeep who was previously at Bar Kada, to embolden their beverage program even further. So as things currently stand with The Chapman, it might be best to just cut to The Chase.

ORANGE COUNTY, Fla. — Get ready to dive in to big changes at Cady Way Park in Winter Park.

What You Need To Know

Fundraising efforts are underway for the Cady Way Pool project, which will not only revitalize the city’s original 1957 facility and pool, but add a brand new Olympic-size pool, beach volleyball courts and more.

“With the additional pool, you are going to be able to see the potential for bigger meets and community events. We’re going to be bringing a lot of new people here to the park as well as, you know, making it a better experience for those who have been coming here in the past,” said Jason Seely, Director of City of Winter Park Parks & Recreation.

It’s all happening through a partnership between the city, Orlando Health and the Blue Dolfins swim team.

One mother and daughter duo with ties to the pool are excited about what opportunities this project could bring for both athletes and the overall community.

Anne Gustin and her daughter Mary Grace love to talk all things swimming.

From ribbons to medals, they compare their wins — past and present.

“It’s like probably like our deepest connection,” said Anne.

Gustin swam her whole life as a kid swimming at the Cady Way pool and later become a college athlete.

“I remember practices. The hard part is it was always a long course, which is a lot harder,” said Gustin.

Her 10-year-old daughter Mary Grace is taking the same plunge.

“It is really cool to see that, like she did so well when she was my age,” she said.

Mary Grace, like her mom, is now a member of the Blue Dolfins swim team at the Cady Way Pool. On top of sharing the pool, the two also share a coach, who is now leading the charge on the upgrades.

Joe Auer, owner of the Blue Dolfins, has coached several generations of swimmers, like the Gustin.

“You accomplish something. You help them with their dream,” said Auer. “It’s so cool. That’s what drives me.”

It’s why their foundation is pursing the Cady Way Pool Project. The goal is to create an opportunity for all in the community.

“The swim team comes in, another things come in — camps and things — so it really gets tight in here. So we go, let’s just build another pool, more room, a lot of space. People can swim, the community can swim all day from 6 to 9. So that’s a really big plus for the community,” he said.

They also plan to renovate the pool’s building, add in the city’s first beach volleyball courts, and create a green space that will honor the park’s history.

“Now it’ll be a great place for families to go and cook out, relax,” said Auer. “They don’t even have to do anything about swimming or volleyball. They can just enjoy the green space, enjoy the area, the palm trees, the music and just have a good time.”

The Blue Dolfins are hoping to make the $3.8 million project a reality as soon as possible. Auer expects the whole project to take two years, and while he says they have enough to cover the pool, they are still raising funds for the rest.

“To just create a huge area and sports mecca over here is just really, really awesome for the City of Winter Park,” said Auer.

Auer hopes to have the new pool done this year, with swimmers like Mary Grace doing laps as soon as November, giving her the chance to chase new personal bests and her dreams in the same place her mom did.

“My goal is to go to the Olympics and to become a professional swimmer and to go to college for swimming,” said Mary Grace.

Auer also said money raised by the foundation will go toward free swim lessons for kids who need them, to help combat child drowning rates in Florida.
