Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

MILTON, Ga — After two adverse meetings, an applicant wishing to add a cabana to their pickleball courts in Milton has withdrawn their request.
The owner of 100 Deerhaven Lane was seeking a proposal of a cabana accessory structure in front of the existing single-family home, alongside two private recreational pickleball courts.
Members of the Design Review Board, as well as a neighbor who attended the meeting, brought forward concerns March 4 about noise and disturbances from the courts. Ultimately the board passed the courtesy review 4-1, with member David Jackson opposing.
Following that exchange the homeowner requested to withdraw their application from the Board of Zoning Appeals. At that group’s March 18 meeting, members approved the withdrawal.
In other business, the Board of Zoning Appeals allowed for the residents on 575 Glen National Drive to create an addition on their home.
“He’s just basically enclosing what’s there, he’s not expanding the footprint at all,” Member Billy Carman said.
An office and covered patio will be constructed onto the rear of the home, encroaching on a 50-foot undisturbed stream buffer and 75-foot impervious setback.
“The idea is to enclose the screen porch and the area below it,” Owner of Live Oak Construction Group LLC. Matt Skubic said. “… We are just enclosing all the way down to the ground to create two office areas and then taking the patio and deck, above it, and rebuilding it.”
Streams in Milton require a minimum 75-foot natural buffer on both sides, to ensure water quality and ecosystem health.
Skubic estimates that the project will take six months to complete.
“I think this is going to be a major improvement to the property, which adds value to the property itself without causing any new disruptive issues to the buffers,” Vice Chair Adam D’Anella said.
The Board of Zoning Appeals will also allow the applicant for 15060 Freemanville Road to build a detached accessory structure in front of the existing single-family home.
“It fits in with the UDC, the appearance of it is indicative of a single-family home, a person driving by may even mistake it for a single-family home,” Renew Properties owner Dainel Harper said.
Gibbs Landscaping Company also provided an updated landscape plan with tree heights, after the Design Review Board expressed concerns.

Wins over a pair of private schools spoke volumes about the strength of Milton (Ga.) and Downingtown West (Pa.) and made them the biggest movers in this week’s rankings. It was a light week overall with many publics set for their first draw this week or next.
Milton took down highly regarded Maryvale (Md.). The Clemson-bound duo of Kylie Waters and Ella Pauley each had hat tricks, Anna Mellinger (Penn State) supplied three assists, and sophomore Lillian Katula scored a pair of goals and won nine draw controls. Milton has won seven straight Georgia state titles.
Downingtown West opened with an impressive 15-6 win over traditional private power Archbishop Carroll (Pa.), winners of the last four Pennsylvania AA state championships. Florida commit Autumn Blair had five goals and two assists. Brinn Findora had nine draw controls and Ava Findora had a pair of goals. The junior twins are committed to Virginia.
Downingtown West moves into the top 10 in the Mid-Atlantic Region. In the South Region, newcomers Frisco (Texas) and Walton (Ga.) are both unbeaten. Carmel (Ind.) is the lone ranked team to play yet in the Midwest Region.
Foothill-Santa (Calif.) ascended to No. 1 in the West Region thanks to an 8-0 start. The top three teams changed in the West, with unbeaten Mira Costa (Calif.) climbing to No. 2 and unbeaten Del Oro (Calif.) joining the Top 10 at No. 3.
The USA Lacrosse National Public Girls' Top 25 and Regional Top 10 lists (also found here in our rankings hub) highlight the best of the best after a week of action. Scroll below for this week's Top 25, with each team's previous ranking denoted in parenthesis.

2024 High School Football America Public School champ Milton, Georgia’s reigning 5A champ, has announced its 2025 schedule. The Eagles will open against Buford, the same team they opened against last year with a 13-10 victory.
Milton, which finished No. 2 in the overall High School Football America 300 rankings, brings a 25-game win streak into the season. After capturing the 7A title in 2023, the Eagles will be looking for their third straight state championship.
Milton’s only out-of-state game in ’25 will be against The First Academy (Orlando, Florida) in Week 2. Last year, TFA climbed to No. 57 in our national rankings, powered by NFL Play Football, before being forced to forfeit eight wins by the Florida High School Athletic Association.
In addition to the forfeits, the Royals had to pay fines and were banned from the postseason through this season.
In addition to Buford, which finished No. 20 in the HSFA 300, Milton will play two other teams that finished in our national rankings in 202. The Eagles will play No. 103 Roswell on October 31 and No. 242 Gainesville on October 10. Both of those games are Class 5A Region 7 contests.

Earlier this month, the school named Jeromy Flowers as its new head coach after a 7-3 season in 2024.
Tomlinson is a Texas native. He played his high school football at University in Waco. He was an all-state player, who ran for 39 touchdowns as a senior, rushing for 2,554 yards.
Tomlinson was the was the No. 5 overall pick in the 2001 NFL Draft by the San Diego Chargers. He ran for 13,684 yards and 145 touchdowns during 11-year professional career. He ranks seventh in NFL history in career rushing yards and second all-time in rushing touchdowns.
Southern California’s Mater Dei will be looking for a High School Football America 3-peat in 2025. The Monarchs, who won the 2023 and 2024 HSFA national championships, powered by NFL Play Football, have announced their 2025 schedule that includes matchups with reigning state champs from two different states.
Mater Dei will open the season in Florida against St. Thomas Aquinas, winners of six straight state high school football championships. Last year, the Raiders finished No. 17 in the HSFA 300.
Unlike last season, when MD couldn’t find a fifth non-Trinity League opponent for its schedule, the Monarchs will play 10-regular season games this year with SoCal’s Bishop Montgomery traveling to Santa Ana on August 29.
The following week, Mater Dei will host Hawaii-power Kahuku. The Red Raiders, who finished No. 164 in the nation last year, have won 11 state championship, including three of the last four Open Division titles.
For the fourth year in the row, MD will play Corona Centennial, No. 21 in our ’24 national rankings, during the regular season. The Monarchs beat CC twice last year. In the season opener between the two SoCal powers, MD won 42-25. Then in the CIF Southern Section Division 1 semifinals, the Monarchs won 36-7 on their way to the sectional chamopionship.
The road to a three-peat is likely to go through Las Vegas when Mater Dei travels to Nevada-power for a showdown with Bishop Gorman, winners of 14 state titles in the last 15-years. Gorman finished No. 3 in 2024 with its only loss coming at the hands of the Monarchs.

Mater Dei beat the BG 31-15 in Santa Ana in 2024, giving the Monarchs a perfect 4-0 mark all-time against Gaels.
After a bye week, MD opens defense of its Trinity League championship against Orange Lutheran on October 3. All six Trinity League schools finished in our national rankings last season.
