Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

The Rev. Matt Foley, former pastor of St. James Parish in Arlington Heights -- and whose name was borrowed for a recurring “Saturday Night Live” character in the 1990s -- is the subject of an investigation into an allegation of sexual abuse against a minor about 30 years ago.

The St. James Parish congregation was informed in a letter from Chicago Archbishop Blase Cupich over the weekend. The abuse accusations were said to have occurred during an earlier period when Foley was associate pastor of St. Agatha in Chicago's North Lawndale neighborhood.

“In keeping with our child protection policies, Father Foley has been asked to step away from ministry during the investigation,” Cupich wrote. “While he strenuously denies this allegation, he has agreed to cooperate with this directive.”

The allegations were first made to law enforcement, Cupich wrote. But the Archdiocese of Chicago is offering assistance as well.

When authorities complete their work, the Archdiocese will complete its own investigation and turn over its findings to an independent review board, Cupich wrote.

“I want to stress that the welfare of the children entrusted to our care is our paramount concern,” Cupich continued. “Please know that you are in my prayers. We will do our best to keep you informed of developments as they occur.”

Foley served as pastor of St. James from July 2013 to June 2021, according to Cupich.

Famously, his late friend and Marquette University rugby teammate Chris Farley named his iconic “Saturday Night Live” motivational speaker character after Foley.

In the autumn of 2022, St. James School dedicated its newly renovated, state-of-the-art STEM center in Foley’s name at the request of the anonymous donor who fully funded the project.

Foley is a Milwaukee native whose family moved to Libertyville when he was 13.

After becoming a priest, his five years as associate pastor of St. Agatha were followed by six years as pastor of the Santiago Apostol Mission in Mexico. He then served for eight years as pastor of St. Agnes of Bohemia in Little Village.

From 2008 until the start of his service at St. James, Foley did four tours of duty as an Army chaplain in Afghanistan.

PALATINE, IL — While Chicago pizza is of course well-known in this state, another type of pizza has become more and popular in recent years. Tievoli Pizza Bar, located at 44 W. Palatine Road, is now offering a Detroit-style pizza, with Buffalo chicken, on its menu.

"Just to give another option for our clients to choose from," Giovanni Labbate, owner and chef at Tievoli, told Patch regarding the decision to offer Detroit-style pizza. "New year, new item."

Labbate, who opened Tievoli Pizza Bar in 2023 with his wife, is known for being creative and occasionally adding new items to the menu. The restaurant specializes in artisanal New York-style pizzas made with premium ingredients and cooked to perfection in a wood-fired oven. The menu offers 13 types of wood-fired pizzas (available on gluten-free crust), along with salads, pasta, sandwiches, and panzerotti, catering to a variety of tastes. Tievoli is a true family-owned business, with Labbate's sons and mother also actively involved in daily operations.

Last year, Labbate won first place in the non-traditional category of the 3-Cheese Challenge and claimed the title of grand champion in the Secret Basket Face-Off at the first California Pizza Challenge. PMO Pizza reports Labbate will compete in the World Pizza Championship in Parma, Italy, next month.

Detroit-style pizza is described by Labbate as thick, chewy, rectangular pan pizza with caramelized cheese edges and crispy corners. He says Tievoli's Detroit-style pizza stands out with its frico preparation, the most typical culinary preparation of the historical northern Italian region of Friuli.

Guests can request any Tievoli pizza in this style. Made with fresh, high-quality ingredients, the 72-hour fermented dough rises for eight hours at room temperature to achieve its signature texture. Prices range from $20 to $30, depending on style.

In addition to their dine-in and takeout services, Tievoli runs a mobile pizza truck, catering gourmet wood-fired pizzas to events across Chicagoland. The food truck has become a popular choice for weddings, parties, and corporate events.

"We couldn't be happier with our business," Labbate said. "We're doing better every year, and we continue to grow."

Tievoli Pizza Bar is open 3 p.m. to 9 p.m. Tuesday through Thursday, 3 p.m. to 10 p.m. Friday, noon to 10 p.m. Saturday, noon to 8 p.m. Sunday, and closed Monday.

Arlington Heights-based Lutheran Life Communities, which operates Lutheran Home in the Northwest suburb and other retirement homes in downstate Illinois and Indiana, filed for Chapter 11 bankruptcy protection this week, court filings show.

Lutheran Life Communities “has been investigating strategic alternatives for addressing the financial needs of the company and its affiliates, reorganizing their business, maximizing the value of the assets of the company and its affiliates; and protecting the company’s affiliates from the appointment of a receiver,” according to a resolution approved Monday by the nonprofit’s board of directors.

The resolution was included Tuesday in a 19-page Chapter 11 bankruptcy filing in U.S. Bankruptcy Court in Chicago. Officials couldn’t be reached for comment Wednesday.

The company has between $10 million and $50 million in liabilities, $10 million to $50 million in assets, and fewer than 50 creditors, the filing indicates.

The largest creditor is listed as Select Rehabilitation, a Glenview firm that offers contract therapy services and holds an unsecured claim of $808,084.

The next largest — with a $446,990 unsecured claim — is the Illinois Department of Healthcare and Family Services, which provides health care coverage for people who qualify for Medicaid.

Others on the list of creditors include Downers Grove general contractor CR Improvements, which is owed $255,294, and Direct Energy Business, an electricity and natural gas retailer that billed $185,587.

The numbers are far smaller than Friendship Village of Schaumburg’s Chapter 11 bankruptcy filing in summer 2023. The largest continuing care retirement community in the state — since purchased at bankruptcy auction by Encore Healthcare Services of New York — had between 200 and 999 creditors, the largest of which was UMB Bank with an unsecured claim of $75.4 million.

Lutheran Home, which has had a presence in Arlington Heights since 1892, offers assisted living, short-term rehabilitation, traditional residential nursing care and memory care on its campus at 800 W. Oakton St.

Lutheran Life Communities also operates Luther Oaks in Bloomington, Pleasant View in Ottawa, and Wittenberg Village in Crown Point, Indiana.

The entities filed individual petitions for bankruptcy relief, but a hearing is scheduled Friday to administer the cases together.

Court filings show the company in May retained the law firm of Squire Patton Boggs to serve as its primary bankruptcy and restructuring counsel. In recent days, officials added McDonald Hopkins as additional counsel. OnePoint Partners was hired in April as financial adviser.
