Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

The Illinois Appellate Court Thursday upheld an earlier Cook County circuit court ruling dismissing a lawsuit in which the village of Hoffman Estates claimed a right to 20 acres owned by the Northern Illinois University Foundation.
That claim stemmed from a 1999 annexation agreement, though it was a 2005 amendment that complicated the matter.
The undeveloped land in question is northeast of the intersection of Beacon Pointe and Essex drives, just west of Beverly Road and south of Interstate 90.
When the village’s lawsuit was filed in 2021, Hoffman Estates Corporation Counsel Art Janura told the village board that the annexation agreements that created the University Place and Laufenberger subdivisions had originally donated land for the creation of a Northern Illinois University branch campus intended to benefit village residents.
The initial understanding was that if the campus was not built within 10 years, the land would go to the village.
Though a 2005 amendment swapped the originally donated land for other property within the annexation, it was the village’s position that a commitment to give it to the village never changed.
At the heart of the dispute, according to the appellate court’s ruling, was whether the 2005 amendment — which doesn’t explicitly make such a promise — was intended to supersede or carry on the commitments of the 1999 agreement.
The village argued one interpretation, and the NIU Foundation the other. When the circuit court dismissed Hoffman Estates’ lawsuit, the village’s appeal was based on an argument that language in the 2005 amendment had been misinterpreted and that both documents were meant to be read together.
But the appellate court ultimately sided with the circuit court’s ruling after a long deliberation.
“Obviously I’m disappointed in their decisions, but we have options to consider,” Hoffman Estates Mayor Bill McLeod said. “We’ll have to decide what we’re going to do.”
Village staff said a more thorough review of the new ruling was required before they could respond.
The village began its legal pursuit of the property prior to any discussion of how it might be used.

Bell Works Chicagoland, a thriving “Metroburb” – or suburban metropolis – that blends offices, retail, dining and hospitality, celebrated the groundbreaking of 164 townhomes on the Bell Works property in Hoffman Estates, Illinois, in partnership with home builder PulteGroup and the Village of Hoffman Estates.
Completion is expected in the third quarter of 2026.
“Our vision for the metroburb model has always been to create more than just a vibrant hub for work, dining and retail. It’s about fostering a dynamic, all-encompassing community,” said Ralph Zucker, CEO and Founder of Inspired by Somerset Development. “Implementing a townhome component was a natural next step in evolving that vision, providing a unique residential offering that perfectly complements our growing ecosystem at Bell Works Chicagoland.”
Located on the northeast side of the Bell Works Chicagoland campus, the townhomes will feature three-bedroom layouts with an option for a fourth, three floors of living space and a two-car garage. Conveniently situated near I-90, residents will enjoy easy access to downtown Chicago and O’Hare International Airport, both approximately a 20-minute drive away. The surrounding area boasts more than 30 restaurants within a 10-minute drive, offering diverse dining options.
“Developing high-quality homes at Bell Works Chicagoland will go a long way in responding to the growing demand for housing in the area,” said Ken Gold, Vice President of Acquisitions & Development at Inspired by Somerset Development. “We’re very excited to get going on this addition that will not only meet the needs of the community but also play a critical role in the continued growth of the area. Thank you to the Village of Hoffman Estates and PulteGroup for their partnership on the project.”
These luxury townhomes will feature high-end interior finishes, including gourmet kitchens, upgraded cabinetry and stainless-steel appliances. Spacious living areas will boast upgraded flooring, oversized windows for abundant natural light and modern LED lighting fixtures. Bathrooms will include designer vanities, tile flooring and glass-enclosed showers. All the comforts of luxury living will be brought to life with an energy efficient, smart home design backed by an industry-leading warranty program.
Inspired by Somerset Development and PulteGroup have previously partnered on several residential development projects in New Jersey — including Westmont Station, Somerville Station and Fort Monmouth. The Towns at Bell Works Chicagoland will be the organizations’ first time partnering on a development in Illinois.
“Our successful partnership with Inspired in New Jersey has laid the foundation for what we’re bringing to Chicagoland,” said Rob Getz, Vice President of Land Acquisition at PulteGroup. “Together, we’re creating thoughtfully designed communities that seamlessly integrate with the Bell Works ecosystem.”
“The Village is excited to see the continued growth of Bell Works with the groundbreaking of the 164 high-end townhomes,” said Mayor William McLeod, Village of Hoffman Estates. “The addition of these homes, along with the future luxury apartments in the works, will truly transform this property into the ‘metroburb’ we’ve all come to envision.”
Last month, Bell Works Chicagoland announced several new leases including Arjo, a global provider of medical devices and solutions for patient care and mobility and Swing Loose, a golf facility that offers golfers of all ages and skill levels the chance to sharpen their game year-round. The east side of the development is now at nearly 90% capacity, with plans for the start of construction on the west side underway. Meanwhile, a 300-apartment development in the same 20-acre residential district are currently in the approval process.
