Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

JOLIET, IL — Jitters coffee shop has been a fixture in downtown Joliet along North Chicago Street for more than 20 years and people love it, but starting this week, there's a new specialty shop a few blocks away in the 3 TEN Building at 310 North Ottawa Street called Sought Out Grounds on Route 66.
Sought Out Grounds marked its soft opening last Saturday and more than 300 people attended including Route 66 tourists passing through Joliet from as far away as Australia and California.
Sought Out Grounds is now open seven days a week, 7 a.m. to 3 p.m. Monday through Friday and 8 a.m. to 2 p.m. Saturday and Sunday. It's motto? Coffee With Culture.
For visitors, there is parking along the nearby downtown streets consisting of Benton Avenue, Crowley Street and North Ottawa Street.
'Dirty Hor' Becomes An Instant Hit As Most Popular Drink
Find out what's happening in Jolietfor free with the latest updates from Patch.
Samantha Bosi, Sebastian Arroyo and Cesar Cardenas' wife, Rosie, co-own Sought Out Grounds, and their barista is Rissa Trotsky, who specializes in drawing, painting, ceramics and tattoos. Joliet City Councilman Cesar Cardenas and his wife purchased the Old Steelworkers Union Hall in 2018 and spent several years renovating the building into a mixed use including professional offices.
This week's addition of Sought Out Grounds gives the building a total of seven businesses. The drip coffee is single origin from Honduras while the espresso beans for the new coffee shop come from Ethiopia.
"We're seeking out the best of what we can and bringing it to the area in coffee and art," remarked Arroyo.
By far, the most popular drink has been the aptly named Dirty Hor. It's a house-made horchata with oat milk, cinnamon, homemade organic vanilla syrup and espresso.
Although the Dirty Hor is listed on the seasonal menu, the owners of Sought Out Grounds told Joliet Patch that it will probably become a permanent menu selection.
"The dirty horchata, that's our signature drink," Arroyo remarked. "It's going to be a staple. For seasonal, we have four flavors running, and about eight flavors for the coffee. Everything is made in house, from scratch."
The drip is available in 12 ounces and 16 ounces. The rest of the regular coffee menu is rounded out by the Nitro Cold Brew, Cold Brew, Cafe Miel, Latte, Cappucino, Cortado, Americano, Espresso and the Pour Over - Cafe de Olla.
"All our syrups are organic and homemade," Bosi said.
Music Events, Open Mic Nights Planned This Summer
Besides the Dirty Hor, the other seasonal flavors on the opening menu include the Getting Figgy With It, Berry Good Vibes and Lavender Lush.
The non-coffee drinks include Macha Latte, Chai Latte, hot tea, iced tea and hot chocolate. There are nine pastries featured on the menu including donuts, croissants, sourdough cookies, sourdough blueberry muffins and pumpkin muffins.
"In addition to the pastries, we're looking to offer sandwiches and paninis in the future," Bosi said.
Downtown Joliet's 3 Ten Building is large. A total of seven different businesses operate inside the building and the open space allows for Sought Out Grounds to host regular music events and open microphone nights for small audiences.
'Specialty Coffee Shop Inside A Shared Workspace'
In addition to Sought Out Grounds, downtown Joliet's remodeled 3 Ten Building includes the Latino Economic Development Assocation, Unidos Marketing Network, With Purpose Media and Events, Pueblo Studio architecture, interiors and consulting, Herencia Residential & Commercial real estate and XR Space professional photo and video studio.
"I think it's a specialty coffee shop in downtown inside a shared workspace area," Cardenas pointed out.
During Tuesday's interview, Cardenas told Joliet Patch he expects Sought Out Grounds will quickly become another destination draw for downtown Joliet, notably for Route 66 travelers.
"Absolutely. I think it's a great addition to the downtown area," Cardenas said. "We see a lot of Route 66 travel coming to the area."
Cardenas said he just returned from another Route 66 destination, Albuquerque, New Mexico, where at least four different coffee shops in the downtown co-exist and flourish.
"It brings us more people downtown and this place has been pretty busy since the soft opening," Cardenas remarked Tuesday afternoon.

“The countdown to the opening of our newest casino begins today,” said Jay Snowden, Chief Executive Officer and President for PENN. “The move from our existing riverboat significantly improves our offerings in the highly attractive Chicagoland market, and both our existing customers and new guests will be able to enjoy premier gaming, dining, and entertainment at this exceptionally accessible new location.”
Sorellina by Giada will offer approximately 170 seats for dining and a contemporary bar featuring a comprehensive wine selection with a light, young, and casual aesthetic.

The Company expects to work with the Illinois Gaming Board on the transfer of operations from the existing Hollywood Casino Joliet, which is located on the Des Plaines River, to the new landside facility as the opening date nears.
In the third quarter, PENN anticipates accessing approximately $130 million in funding from Gaming and Leisure Properties, Inc. for this $185 million project.
