Slowdown? What slowdown? Despite high construction costs and mortgage rates near 7%, luxury real estate construction in southwest Oakland County is booming, fueled by plentiful amounts of buildable land, highly rated school systems and robust household incomes.

"I'd been following and waiting for this subdivision for about four or five years now," said Judi Crawford, 76, who moved from Highland Township to her new two-bedroom, two-bath condo in April. Her 1,634-square-foot detached unit cost more than $500,000.

Lyon, Milford and Commerce townships ranked first, third, and sixth in the region for the number of housing permits issued last year, according to the Southeast Michigan Council of Governments: 225 in Lyon, 147 in Milford and 74 in Commerce. This year's numbers, while lower, remained robust: 184 in Lyon, 102 in Milford and 51 in Commerce.

Median household incomes for 2023 were $145,000 in Lyon Township, $112,552 in Commerce Township and $111,007 in Milford Township, compared with $95,296 for Oakland County and $71,149 for Michigan.

Demand drives prices up

Jeanette Schneider, president of RE/MAX of Southeastern Michigan, said the housing developments might alleviate some of the demand for homes in Oakland County during a "quiet and cautious" real estate environment.

"Commerce has the vacant land for people to build on," Schneider said. "I think it's also going to appeal to a lot of today's buyer consumers."

According to experts, national home sales for 2024 are projected to be the slowest since 1995 due to affordability. However, high demand for housing persists amidst low inventory, a situation that's driving prices up in Oakland County.

According to the 2024 October Housing Report from RE/MAX of Southeastern Michigan, the median sale price for a home in southeastern Michigan rose 9.2% year-over-year to $328,750. Oakland County had the four-county area's highest average price at $386,000, up 11.9% year over year.

Home sales in the county rose from 1,033 in October 2023 to 1,077 in October 2024, RE/MAX reported. Average prices rose 11.9%, and homes sold quickly, lasting an average of 28 days on the market.

Jeff Horner, an urban studies and planning professor at Wayne State University, said affordable housing in suburban areas is especially lacking in Michigan.

"There's a housing shortage of affordable or semi-affordable units in places like Commerce Township," he said. "Where we have plenty of houses that are available to buy are in the wonderful cities (like) Detroit."

"Luxury build stuff … there's always going to be demand for: wealthy retirees who are now empty nesters, and they don't need the 2,500 square-foot housing," he said. "They're still going to be in what's far and above better than what we understand as affordable housing."

Crawford said she was attracted to Kensington Ridge by the opportunity to meet new people who would gather at the development's recreation facilities and its 16,800-square-foot lakefront clubhouse that includes a fitness center and pickleball courts.

She organizes mystery trips, arts and crafts events and other social gatherings, including a Christmas party that 126 people attended.

"We do have a lot of people from Florida here and Arizona mainly to be near their families," Crawford said. "It's a growing community. It's unbelievable. Anybody looking for new friends, this is the place to be."

Other Commerce Township developments

Also under development by Pulte Homes in Commerce Township is the Townes at Merrill Park off Library Trail and south of Oakley Park Road, which offers three-bedroom, 2.5-bath townhomes starting at $451,990. The development has nine units available for sale, with four still to be built.

Nearby is a multi-use recreational trail network that winds through nearby neighborhoods, Twelve Oaks Mall and M-5, which offers quick access to Interstates 96, 696 and 275.

Kevin Christofferson, the Michigan division president of Pulte Group, said 30-45 lots are available for purchase in the Townes at Merrill Park. The developer lists nine townhomes on its site as "quick move-ins." He called Commerce Township a "very desirable part of Metro Detroit to live because of its proximity to Walled Lake schools for family buyers with children."

According to the township's planning department, more developments near completion are Rock Ridge near Beck Road and Pontiac Trail and Windwheel Estates at Benstein and Loon Lake.

Haytham Obeid, owner of Pine Cove Building Company, said the infrastructure for 43 single-family detached condos at Reserves at Proud Lake, north of Wixom Road, is complete, and the homes will be marketed between $624,900 and $900,000, with some already sold.

Obeid described the units as "luxury, move-up buyer developments built on walkout and daylight lots."

Just breaking ground are Shepherd's Grove near Commerce and Union Lake roads; Cove at Benstein Crossing intersecting east of Benstein and north of Loon Lake roads; The Reserve at Crystal Lake near Sleeth and Bass Lake roads; and Springs at Five & Main developed by Continental Properties Company at the northeast corner of Martin Parkway and Pontiac Trail.

Continental Properties, which broke ground in October on a 280-apartment-unit development in Canton Township, began construction in June on a Commerce Township development that will have 284 apartment homes that are scheduled to be available this coming summer. The Springs at Willow Creek is being built within Five & Main, which township officials envision as a mixed-use community with restaurants, retail shops, entertainment venues, and hotel near the northeast corner of Pontiac Trail and Martin Parkway.

"Springs at Five & Main will be the essential residential component of the larger Five & Main project, a mixed-use destination that the Township, the DDA, and the developer have been working toward for several years," Larry Gray, the township's supervisor, said in a June release announcing the start of work on the project.

Campbell, the township's planning director, said each project is on its own schedule and projecting completion can be difficult because residential developments are based "primarily on how quickly the market can absorb the new homes.

"Most of the homes will be built once a buyer is confirmed, as opposed to being built on spec," Campbell said in an email to The Detroit News. "It can take several years between when the roads and infrastructure are initially installed, and when the last house is built and occupied."
