Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

KENTWOOD, MI – A multisport simulator, full-sized basketball courts, an indoor walking track and a bistro/café are among the exciting new amenities being planned for a community center that’s under construction in Kentwood.

The city is building a new $31 million Kentwood Community Center, set to open in 2026, at 4755 Walma Ave. SE. Construction began on the new 67,500-square-foot facility in December 2024.

It is being partially funded by a parks and recreation millage approved by Kentwood voters in 2022.

Parks and Recreation Director Val Romeo said the state-of-the-art facility will offer a place for residents and visitors to gather, work out and recreate.

She called the new space a “game-changer” for Kentwood, which doesn’t have an official downtown area where residents can hang out.

“This is going to be a space where our community can gather and have the adequate amenities that they deserve,” Romeo told MLive/The Grand Rapids Press. “I’ve been here 25 years, and I’ve been waiting 25 years for this.”

After the parks and rec millage passed in 2022, the city engaged with residents to find out how they wanted their tax dollars spent, and residents overwhelmingly supported the idea of a community center, Romeo said.

The city currently has an 11,000-square-foot activity center at 355 48th St. SE, but Romeo said that facility lacks sufficient space for the city’s growing programming.

The new space will allow the city to triple its current recreational programming, Romeo said. The city plans to offer up to 1,200 programs and 55 events for residents.

Once open in summer 2026, the facility will have a fitness center with a workout room, two studios for dance and yoga classes, and a unique fitness center designed for individuals with disabilities.

Above the three full-size basketball courts, there will be an upstairs indoor track with three lanes for walking and running.

Romeo said the community center was designed to be both functional and financially sustainable, which means it will have areas that can be rented out for parties and events. That added income will help keep the cost of recreational programming affordable for residents, she said.

For example, the center will have an all-sports simulator that can be used for 30 different activities, including soccer, football and tennis, as well as a “higher-end” golf simulator that can be used for golf leagues, said Susan Arnold, project manager. Both simulators can be rented out for events.

There will also be several community spaces that can be rented out for events, including two multipurpose rooms and a larger event space with an attached catering kitchen that can accommodate up to 250 people.

The city said Kentwood’s community center will be the first municipal-owned parks and recreation facility in West Michigan with a liquor license, making it a “premium event rental space.”

Another unique aspect of the new center is that there will be a bistro/cafe area where residents and visitors can buy and enjoy fresh meals, snacks and beverages. The city is working with local restaurants and vendors to offer a full menu for breakfast, lunch and dinner, Arnold said.

Anybody can come into the building free of charge, but visitors will have to have a membership to use the amenities like the fitness area and walking track, Romeo said.

Kentwood residents will be able to purchase a membership to the new community center for $30 a month.

There will also be over 50 different membership options, including snowbird memberships for residents who are only in Michigan for certain parts of the year. The city will also offer sponsorship options to assist those who can’t afford a membership.

Residents can find information and updates about the new community center on the city’s website, linked here.

KENTWOOD, MI – The city of Kentwood is planning to repair one of its most deteriorated roadways in a $2.76 million reconstruction project this summer.

Two portions of 52nd Street will be repaved in 2025, with roadwork expected to start in June and end by Aug. 15, said City Engineer Brad Boomstra.

Drivers can expect partial and full closures along 52nd Street during that time.

The reconstruction will take place on two separate portions of 52nd Street, totaling about two miles of roadway: from Division Avenue to Eastern Avenue, and from Breezefield to Broadmoor Avenue.

Those stretches of 52nd Street were rated 3s and 4s out of a scale of 10 in 2023, making them some of the lowest-rated major streets in Kentwood, according to a project memo presented to city commissioners on Feb. 18.

Boomstra said the road was identified for reconstruction years ago due to its deteriorated conditions.

“There’s cracks and potholes that have developed, and it’s needed a lot of maintenance over the past few years,” he told MLive/The Grand Rapids Press.

The section of 52nd Street from Division Avenue to Eastern Avenue will see partial closures during construction. The three-lane road will be turned into a one-way street while crews work on one half of the road. Crews will then switch to maintain one-way traffic on the other half of the road.

Local traffic and emergency vehicles will be able to get through during construction, he said.

The other section of 52nd Street, from Breezefield to Broadmoor Avenue, is expected to be fully closed during construction. However, Boomstra said he didn’t expect that closure to last the full two months.

Kentwood’s share of the construction is estimated at $985,000, which includes a 10% contingency. The remainder of the project will be covered by the Michigan Department of Transportation through Federal Surface Transportation Program Urban (STP-Urban) funding.

The Kentwood City Commission approved a contract with MDOT for the 52nd Street reconstruction project on Feb. 18.

Bids for the project will be received by MDOT on Friday, March 7, according to the project memo.
