Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

'We're in trouble:' Plymouth business owners grappling with flood damage

PLYMOUTH — Several downtown businesses sustained significant damage after heavy rainfall late Wednesday and early Thursday sent floodwater rushing through storefronts, destroying inventory and forcing businesses to close for emergency cleanups.
The flooding appeared concentrated on the north side of W. Ann Arbor Trail west of Main Street, in businesses located near the central parking deck.
Lori Collick, owner of Kemnitz Fine Candies, arrived at her Ann Arbor Trail shop early on April 3 to find a thick line of mud streaked along the cinder block wall at the back of the store - a clear indicator of how high the water had risen before it receded.
“As soon as I drove up, I went, ‘Oh, we’re in trouble,’” she said.
Inside, it was worse than she imagined.
“I had 2,400 Easter bunnies - solid chocolate - all gone,” Collick said, pointing to the now-empty shelves. “It was slimy. Mud, leaves, debris. My trash cans had floated across the store.”
The 74-year-old candy store, a beloved local treasure with generations of customers, took the direct hit just days before its busiest season.
“Easter is what gets me through the summer,” Collick said, noting she’s hopeful her flood insurance will cover the bulk of damages. “Now, I don’t know.”
Collick moved much of her inventory to her kitchen space in Plymouth’s Old Village, and plans to give away chocolate during this Saturday’s Diva Day event.
Nearby, Carol Uber of Home Sweet Home, a vintage and décor shop, was frantically fielding one phone call after the next from worried customers and friends while also trying to move enormous amounts of merchandise so crews could come in to clean.
Unlike Collick, Uber said she does not have flood insurance.
“If I have to tear out the floor, I have to empty the store,” Uber said. “It’s overwhelming. I’ve been crying nonstop for two days.”
Further down the block, Creatopia, a paint-your-own pottery studio, fared better, but still sustained damage.
“We got lucky,” Manager Hannah Ukume said. “Only a couple of boxes in the back got ruined. Our kilns are OK, and the shelves were off the ground.”
The Plymouth Community Chamber of Commerce building also sustained flood damage. “It looks like just the floor,” Accounting Manager Michelle Merritt said, “but that’s enough to shut us down for now.”
Staff are working remotely as crews clean and sanitize the space, she said.
Restaurants weren’t spared, either. At Ironwood Grill, cleanup crews worked to sterilize surfaces and inspect patio equipment. The restaurant reopened Wednesday afternoon but continues with a phased recovery.
“We’re open, but we’re still assessing damage,” said co-owner Dan Johnson.
Collick said she was told a nearby underground culvert, measuring seven by nine feet, was overwhelmed by stormwater.
“They’re calling this a 200-year flood,” she said.
Plymouth City Manager Paul Sincock said the volume of rain overwhelmed local infrastructure.
An underground storm sewer pipe known as “the tube,” he said, channels Tonquish Creek beneath downtown Plymouth, carrying water from Sheldon Road to Ann Arbor Road.
Sincock said the structure – installed in the 1930s or 1940s – runs beneath the central parking deck and several downtown businesses before exiting near the Meadows Condos off Deer Street.
During the storm, which dropped about two inches of rain in a single hour, the tube was overwhelmed.
“The volume of water far exceeded the capacity of the storm sewer system,” Sincock said, adding that the creek is part of a much larger watershed that stretches west into Salem Township.
The flooding, he said, wasn’t isolated to just the downtown area, but was widespread throughout the city, including residential areas, although most of the water had receded by 5 a.m. and wasn’t seen by many residents.
Sincock called the flooding “a very dramatic event and devastating to several merchants, businesses, and some residents.”
City staff created an online form to help document damage and relay information to emergency officials.
“We put together a quick website yesterday that people can let us know about any damage… so that we can forward that on to emergency management officials,” he said.
Sincock said the city has been in contact with Wayne County and other government offices, including U.S. Rep. Debbie Dingell’s office, but it’s not clear whether there’s enough damage across the county to qualify for a disaster declaration.
“We’re still in the assessment phase,” he said.
Despite the destruction, there’s been no shortage of kindness.
“People were incredible,” Collick said. “As I was hauling chocolate to my car, they just jumped in, carrying boxes, asking how they could help. Even as I stood there covered in mud, people were coming to buy chocolate.”
With six days of drying ahead and no guarantee of what comes next, she’s trying to hold onto hope. “Plymouth is a special place,” she said. “We’ll come back.”
