Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

Project Overview

County: DelawareMunicipalities: Marple and Haverford TownshipsState Route: Route 3, I-476Local Name: West Chester Pike, Veterans Memorial HighwayProject Type: Interchange ImprovementLast Updated: May 2025

Route 3 (West Chester Pike) and I-476 Intersection Improvement Project | Department of Transportation | Commonwealth of Pennsylvania

The project involves improvements to the existing Route 3 (West Chester Pike) Interchange with Interstate 476 in Marple and Haverford Townships in Delaware County.

The proposed improvements include the delineation/separation of the westbound Route 3 (West Chester Pike) off-ramp to the northbound I-476 on-ramp from the signalized intersection at South Lawrence Road. The traffic signal will no longer control the lane and will be free-flowing. The northbound I-476 on-ramp will be restriped. South Lawrence Road will maintain the same lane configuration including dual left-turn lanes and a right-turn-only lane. A new channelized right-turn lane will be constructed at the intersection of Route 3 (West Chester Pike) & northbound I-476 off-ramp/on-ramp to accommodate vehicles from South Lawrence Road to northbound I-476.

A new cantilever overhead lane designation sign structure will be installed along westbound West Chester Pike, east of North Lawrence Road. There are no anticipated temporary or permanent right-of-way acquisitions for this project. The existing traffic signals at the northbound I-476 off-ramp/on-ramp, South Lawrence Road, and North Lawrence Road will be modified as necessary. The ADA curb ramp and pedestrian facilities along the corridor will be evaluated and updated, as necessary, to meet current ADA standards.

The project is located at the boundary between Haverford and Marple townships within Delaware County. The surrounding land use is primarily commercial along Route 3 (West Chester Pike) with some forested undeveloped land surrounding Darby Creek that crosses under Route 3 (West Chester Pike) and parallels I-476 within the corridor.

DREXEL HILL, PA — A Delaware County town was named one of the best places to move to in Pennsylvania by Consumer Affairs recently.

According to the website, Pennsylvania is an appealing destination for those seeking an affordable cost of living, strong local economies and recreational activities.

The Consumer Affairs team ranked the state's 25 largest cities based on five key factors: affordability, safety, economic strength, health care and education, and quality of life.

With those factors in mind, the website named Drexel Hill as the No. 2 best city to move to.

"Drexel Hill, a prominent neighborhood within Upper Darby less than 10 miles from downtown Philadelphia, stands out for its urban convenience," the website reads. "It is highly walkable and offers a strong economy, on top of being a short driving distance from several major cities, including New York and Washington, D.C."

Find out what's happening in Haverford-Havertownfor free with the latest updates from Patch.

According to consumer affairs, Drexel Hill ranks third overall for economic strength, primarily due to having the second-highest average job growth between 2019 and 2024 (4.1 percent) and the fifth-lowest share of the population below the poverty line (8 percent).

Ninety-four percent of Drexel Hill residents live within a 10-minute walk to a park — the ninth-highest percentage on the website's list.

Drexel Hill also ranks seventh for health care access, with 28.7 health care professionals per 1,000 residents.

Lastly, 94 percent of residents have earned at least a high school diploma, the seventh-highest rate in the state, according to Consumer Affairs.

The Rapid Response team, in collaboration with PA CareerLink Delaware County and Delaware County officials, will also host an in-person job fair on May 13, to connect affected workers with employers, resources, and support they may need to rebound after facing sudden loss of employment and to continue providing for their families.

"As a former Delaware County resident, I personally understand the devastating impact of Crozer Health’s closure on the region, from the thousands of workers being laid off, to the major gap in health care services," Labor & Industry Secretary Nancy A. Walker said. "Our Rapid Response team has been in daily contact with Crozer Health to ensure we can quickly mobilize support for impacted workers, and we are working around the clock to help affected workers get connected with meaningful re-employment opportunities, reaffirming the Shapiro Administration's unwavering commitment to protecting Pennsylvanians, especially during these difficult times."

The meetings will provide important information on a range of topics, including:

At the May 13 Crozer Health Former Employee Job Fair, the Department of Labor & Industry will be joined by community partners and employers to ensure affected workers are able to remain competitive in today’s labor market.

That meeting will be held from 10 a.m. to 2 p.m. at Subaru Park, 1 Stadium Drive in Chester.

Impacted workers are also encouraged to text healthjobs to 888777 and add their email to receive updates from Delaware County to help in their job search.

Rapid response services are state and federally funded benefits free to employers and workers through the Worker Adjustment and Retraining Notification Act.
