Mold Testing and Remediation Overview: Following IICRC S520 Standards
The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.
1. Assessment and Inspection
Initial Assessment:
- Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
- Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.
Mold Sampling:
- Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
- Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
- If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.
2. Containment Protocols
Containment Procedures:
- To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
- The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
- Workers must enter and exit through decontamination chambers to avoid spreading mold.
3. Personal Protective Equipment (PPE)
- Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
- The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.
4. Remediation Process
Source Control:
- Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.
Cleaning and Removal of Mold:
- Mold cannot just be treated with chemicals; it must be physically removed.
- Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
- Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
- HEPA air filtration systems should be used to capture airborne mold spores during cleanup.
Cleaning Techniques:
- Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
- Antimicrobial agents may be used, but the focus is on physical removal.
5. Post-Remediation Evaluation
Final Inspection:
- After cleanup, a visual inspection ensures no visible mold remains.
- Air and surface tests may be conducted to confirm that mold levels are back to normal.
- It's crucial to check that the environment is dry to prevent mold from returning.
Documentation and Reporting:
- Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
- This documentation is important for compliance and may be needed for insurance or legal matters.
6. Ongoing Prevention
- Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.
By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

Max Bennett, Patch Staff
PHILADELPHIA — It's getting warm in the Philadelphia region. And with warmer temperatures comes increased need for cooling, and thus an increased demand on the electrical grid.
PECO is offering up tips on how to use less energy amid sweltering summer heat.
These are some ways to keep bills low while still staying cool all summer, courtesy of PECO:
Turn it off
Turn off all unnecessary lighting and devices.
Find out what's happening in Philadelphiafor free with the latest updates from Patch.
Manage your thermostat
Keep thermostats at a constant, comfortable level when at home and increase by 7 degrees when no one is home. Start with an indoor temperature between 75-78 degrees during the day. Install a programmable thermostat to automatically adjust your home's temperature settings when you are away or sleeping.
Keep shades, blinds and curtains closed
In the summer, consider closing window coverings to reduce heat gain. For natural light, open those window coverings that don’t get direct sunlight.
Use ceiling fans to circulate air
Ceiling fans are the most effective type of circulating fan. They help improve comfort year-round by effectively circulating air throughout a room. In summer, run ceiling fans counterclockwise to create a cooling breeze.
Service your AC
Make sure to replace or clean the air filters for your cooling system at least once a month (or as often as recommended by the manufacturer) and have your system serviced regularly. It can lower your air conditioner's energy consumption by 5-15 percent.
Choose Energy-Efficient Products
When buying new cooling equipment, select energy-efficient products. Look for the ENERGY STAR label when purchasing new products.
Weatherize Your Home
Reducing the amount of air that leaks in and out of your home is a cost-effective way to reduce cooling costs and increase comfort.
Use appliances wisely
Run appliances that produce heat (like clothes dryers, ovens, and dishwashers) at night when it is cooler.
PECO also said its team has been working to ensure its infrastructure is up for the task of providing energy amid a high-demand season.
Prior to the summer months, PECO works to prepare its infrastructure and test processes and procedures to ensure safe and reliable service all summer long when energy demand is the highest.
According to PECO, this includes completing hundreds of tasks to prepare for summer, such as system work to enhance capacity and prevent outages, testing and drills to keep storm response skills sharp, and proactive shift planning to ensure crews are ready to respond to severe summer storms or emergencies. This coincides with PECO’s inspection and maintenance program that helps identify and correct any issues before outages occur.
"We are always focused on delivering safe and reliable service for our customers, especially during peak seasonal temperatures when customers are relying on us to help keep their homes and businesses comfortable," Nicole LeVine, PECO SVP and COO, said. "PECO’s summer 2024 reliability performance was better than historical four-year averages, which underscores the fact that these significant investments and use of innovative technologies are providing positive impacts for our customers."

The cause of the crash remains under investigation. No further details about the number of vehicles involved or the conditions of those injured have been made public at this time.
Our thoughts are with those affected by this early morning incident.
Intersection Crash Risks in Fishtown: York and Aramingo Safety Concerns
Fishtown’s East York St and Aramingo Ave is a well-known intersection that sees a high volume of commuter and commercial traffic. Crashes here are often the result of speed, red-light violations, or complex turning patterns—particularly during off-peak hours when drivers may let their guard down.
According to PennDOT, early morning crashes often involve factors such as drowsy driving, low visibility, or distraction. In Philadelphia, intersections with major feeder roads like Aramingo Ave are especially prone to incidents due to constant traffic flow and variable driving behaviors.
Motorists are reminded to remain vigilant and slow down at intersections, even when traffic seems light. Collisions in these areas can cause significant disruptions and result in lasting physical and financial impacts for those involved.
If you or someone you know has been injured in a crash, reach out to Local Accident Reports for assistance.

Philadelphia, PA (May 15, 2025) – Emergency responders were quick to the scene, providing care to the injured victims following a car crash early Thursday morning at the intersection of North Broad St and West Lehigh Ave. The accident was reported at approximately 6:31 a.m. and resulted in confirmed injuries.
Medics assessed and treated individuals involved in the crash, though the extent of injuries has not yet been publicly disclosed. The intersection, a busy connector in North Philadelphia, experienced temporary delays as crews managed the scene and worked to clear the involved vehicles from the roadway.
The cause of the crash is currently under investigation by local authorities. Officials have not released details regarding the number of vehicles or individuals involved, and no arrests or citations have been reported as of this time.
Our thoughts are with those injured in this incident.
High-Risk Intersections in North Philadelphia: N Broad St and W Lehigh Ave
The intersection of North Broad St and West Lehigh Ave is a high-traffic zone in North Philadelphia, where congestion, rapid lane changes, and frequent turning movements contribute to elevated crash risks. Accidents here are often linked to speed, distracted driving, and timing errors at traffic signals.
According to the Pennsylvania Department of Transportation, intersections in Philadelphia see some of the highest crash volumes in the state due to dense traffic and mixed-use zones. Injury crashes at major crossings like Broad and Lehigh frequently result in delays, injuries, and in some cases, long-term recovery needs for those involved.
Local drivers are reminded to approach intersections cautiously, obey all traffic signals, and avoid distractions—especially during early morning commute hours when roadway activity begins to ramp up.
If you or someone you know has been injured in a crash, reach out to Local Accident Reports for assistance.
