What Tools Does Disaster Response Use for Water Damage Clean-Up?

We only use the best equipment! With our extensive experience in the Brentwood restoration industry, we've acquired state-of-the-art tools designed to tackle a wide range of challenges. This experience has also allowed our technicians to identify which type of equipment is best for a particular situation. Some of the most common water damage restoration tools we use include:

Infrared

Infrared Cameras

Our infrared cameras give us the ability to see moisture in walls and ceilings that is not visible to the naked eye, almost like having "X-ray" vision. This capability allows us to detect and address trapped and hidden humidity, significantly reducing the risk of mold growth.

Moisture

Moisture Meters

We use moisture meters to measure moisture levels in cellulose material. Before and after the drying process, we will conduct moisture readings in all areas of your property. If we detect moisture in an unaffected area of your building, we'll get to work quickly to dry it.

Air Movers

Air Movers

This equipment is designed to work in conjunction with our dehumidifiers. While our dehumidifiers extract moisture from the air and convert it to a liquid, our Air Mover helps to circulate this moisture in the air so that the dehumidifier can effectively remove it.

Generators

Ozone Generators

These advanced tools enable us to cleanse affected surfaces and the air in a more effective manner. Ozone Generators work by causing oxygen molecules to implode, making them a valuable deodorization tool.

Xtractor

Xtreme Xtractor

This tool is great for tackling tough moisture after water damage. It allows us to apply direct pressure to a surface, like a carpet, that has soaked up water. The pressure helps draw out the water, making it easier to remove.

Top 3 Types of Water Damage You Should Know About

Water damage can strike without warning and can wreak havoc on your property, leaving you feeling hopeless and overwhelmed. Whether it's from a burst pipe, a severe storm, or an overflowing appliance, your property needs immediate water damage clean-up in Brentwood, TN, to prevent further harm. Here are the top three types of water damage you should know about:

Clean Water Damage

Clean Water Damage

Clean

This type of water damage happens from a "clean" source, such as rainwater or a broken pipe in your home. It's easier to clean up than others on this list but can still cause extensive property damage when ignored.

Gray Water Damage

Gray Water Damage

Gray-Water

Gray water damage stems from appliances such as toilets without feces, washing machines, and dishwashers. Gray water sometimes contains bacteria and contaminants that can make you or your family sick.

Black Water Damage

Black Water Damage

Black-Water

The name alone indicates the severity of this type of water damage. It's caused by backed-up sewer lines, river flooding, and standing water that supports bacteria growth. Black water presents serious health hazards and needs to be handled by professional water damage contractors.

If you suspect your home or business has been damaged by one or more of the types of water above, take the following steps:

Stop the Source of Water
  • Be Safe: Turn off all electricity running through your property. Don't go near or touch any water you believe to be contaminated.
  • Stop the Source of Water: If you're able, put a stop to the water at its source. That way, you can prevent more damage.
  • Call Disaster Response: Contact our water damage company ASAP for water restoration services. Our team is available 24/7 to respond to emergencies.

Our Process for Water Damage Restoration in Brentwood, TN

Having a water damage restoration company by your side who knows how to remediate moisture is a key factor in getting your life back on track. At Disaster Response, we have refined our process over 40+ years of water damage clean-up experience. That way, we can provide customers with reliable, comprehensive service when they need it the most.

We utilize powerful pumps and vacuums to eliminate standing water from your property. Swift water removal is essential in minimizing damage and lowering the likelihood of mold growth. Our team is dedicated to ensuring efficient water extraction to prevent any additional complications.

After extracting water from your property, we dry and dehumidify the impacted areas. We use industrial-grade dehumidifiers and air movers to do so to eliminate moisture from walls, floors, and furniture. Proper drying helps prevent warping, swelling, and the growth of mold.

Whenever we deal with water damage, we have to address the potential contaminants and bacteria that can enter your home. We make sure to thoroughly clean and sanitize all affected areas to create a safe living environment. This involves cleaning carpets, upholstery, and personal belongings. Our technicians also use antimicrobial treatments to prevent mold and bacterial growth.

The final step in the process is the restoration of your home to its pre-damage condition. This comprehensive restoration process may encompass a range of tasks, from minor repairs such as replacing drywall and installing new carpeting to major reconstruction efforts. Rest assured that Disaster Response is fully equipped to manage all aspects of water damage restoration, from start to finish.

  • Maintenance: Have your business or home's roof, appliances, and plumbing inspected by professionals to spot early signs of wear and tear.
  • Water Alarms: If there is a flood or leak in your home, a water alarm can alert you so that you can take action immediately.
  • Drainage: Your home needs proper drainage systems in place at all times. To prevent water buildup, be sure to unclog your downspouts and gutters.
  • Cracks and Gaps: Be sure to seal up any cracks and gaps in your property's foundation to limit water from getting inside.

The property is currently 95% leased and features prominent anchors including Nordstrom Rack, Total Wine, TJ Maxx/HomeGoods, and Golf Galaxy.

The shopping center, situated 7 miles south of Downtown Nashville, attracts over 4.3M annual visitors and is adjacent to the future 350,000-square-foot Vanderbilt Medical Campus. The acquisition includes more than 100,000 square feet of shops with a mix of national and regional tenants.

The company plans to enhance the property's value through lease-up and remerchandising strategies, focusing on active asset management to strengthen its position in high-growth retail corridors.

Insights

Regency Centers' acquisition of Brentwood Place Shopping Center represents a strategic portfolio expansion that strengthens the REIT's position in the high-growth Nashville market. At 320,000 square feet with a 95% occupancy rate, this property immediately contributes stable cash flow while offering upside through the identified lease-up and remerchandising opportunities.

The tenant roster featuring Nordstrom Rack, Total Wine, TJ Maxx/HomeGoods, and Golf Galaxy provides a resilient anchor base that generates consistent foot traffic (4.3 million annual visitors) and supports smaller tenants. The property's location adjacent to the planned 350,000-square-foot Vanderbilt Medical Campus development creates a significant potential catalyst for increased foot traffic and tenant demand.

This acquisition aligns with Regency's core strategy of owning high-quality, grocery-anchored neighborhood and community shopping centers in affluent suburbs with strong demographics. While financial terms weren't disclosed, the deal likely contributes incrementally to Regency's $12.8 billion market cap and should enhance the company's operating metrics given the center's high occupancy.

The transaction demonstrates management's continued execution on their stated growth strategy of expanding in desirable submarkets while maintaining portfolio quality. For a REIT of Regency's size, the ability to identify and secure properties with both stable income and enhancement potential is important for delivering shareholder value.

NASHVILLE, Tenn., March 17, 2025 (GLOBE NEWSWIRE) -- Regency Centers Corporation (“Regency Centers” or the “Company”), a leading national owner, operator, and developer of open-air shopping centers, has announced the acquisition of Brentwood Place Shopping Center, a community center and premier retail destination in Brentwood, TN, one of Nashville’s most attractive submarkets.

Brentwood Place spans approximately 320,000 square feet, including more than 100,000 square feet of shops and top-tier anchors including Nordstrom Rack, Total Wine, TJ Maxx/HomeGoods, and Golf Galaxy. The center is 95% leased, with strong national and regional tenancy and significant value-add opportunities through lease-up and remerchandising strategies.

“This acquisition aligns with our strategic vision of investing in high-quality retail centers in thriving suburban trade areas with strong demographics,” said Andre Koleszar, Managing Director of the Southeast at Regency Centers. “Brentwood Place serves a powerful and growing community, and we look forward to further enhancing its appeal and long-term value.”

Strategic Acquisition Highlights:

Brentwood Place currently draws over 4.3M annual visitors due to its strategic placement and offerings and is adjacent to the future 350,000-square-foot Vanderbilt Medical Campus, further solidifying its role as a key retail and service destination.

This acquisition expands Regency Centers’ footprint in the Nashville market, reinforcing the Company’s commitment to investing in high-growth retail corridors. The Company remains focused on curating retail environments that connect communities and elevate the shopping experience.

Springfield's former city manager, Jason Gage, has landed his next gig. His hiring in a Nashville suburb was announced late last week.

Gage served as Springfield's city manager since 2018 until he resigned in early January. He has now been hired in Brentwood, Tennessee, assuming the role at the end of April, according to a Brentwood city news release.

According to the employment agreement on the Brentwood Board of Commissioners' agenda Monday night, Gage will receive a base salary of $267,500. When he was hired in Springfield, he made $220,000, but the most recent amendment to his employment agreement, the fourth of its kind, increased his salary to $267,644.52 in September. According to local Williamson Scene reporting, Brentwood's former city manager earned roughly $221,000.

The agreement also includes a $430 monthly car allowance, full reimbursement of relocation expenses, a $1,000 monthly housing allowance for six months or until Gage's Springfield home sells, and a year's worth of salary severance pay in the event of termination or resignation at the board's request.

According to the Decennial Census data, Brentwood has a population of approximately 45,300, compared to Springfield's 169,000. Compared to Springfield's more than $507 million budget, Brentwood has a city budget of roughly $108 million.

After leaving the Springfield job, Gage received a full year's compensation, benefits and accrued vacation totaling more than $300,000. According to previous News-Leader reporting, the prior three city managers did not receive severance upon their resignation or retirement. Springfield Mayor Ken McClure previously told media Gage had agreed to serve in a consulting role for up to a year following his resignation.

Springfield City Council has embarked on a nationwide search for his successor, allocating up to $35,000 for a Texas-based recruitment agency's services, though the timeline for selecting a new permanent city manager is still uncertain. Deputy City Manager Collin Quigley is serving in the role in the interim.

SPRINGFIELD, Mo. (KY3) - Springfield’s former city manager, Jason Gage, named as the new city manager in Brentwood, Tennessee.

Jason Gage stepped down from his role as Springfield’s city manager in January 2025. At the time, Gage said he felt the time was right to move on.

Despite the resignation, he received a compensation package of $316,000.

“With a new Council may come shifted community priorities. Recognizing when it is time to embrace new challenges is often as crucial as celebrating past accomplishments, and I believe that time is now,” he said.

The city of Brentwood named Gage as its new city manager on Friday. He will begin his new role on April 28.

“We are pleased to announce our decision to hire our new City Manager, Jason Gage,” Brentwood Mayor Mark Gorman said. “We believe Jason matches the culture and performance expectations of all stakeholders. Jason understands we are looking for incremental improvement and not structural change. Please join me in welcoming Jason Gage as our new city manager.”

Gage was among five finalists, out of more than 50, applicants for the role in Tennessee. The city of Brentwood says the former city manager retired after more than 24 years.

“I am very excited to be selected as Brentwood’s next manager,” Gage said. “Brentwood is a very special place. It is my privilege to work for this city commission, lead their highly qualified staff team, and serve this incredible community!”

Significant Accomplishments during Jason Gage’s tenure as Springfield’s City Manager:

Collin Quigley has taken over as Springfield’s interim city manager. Quigley was promoted to deputy city manager in 2018.

Quigley has shared that he is not a candidate for the permanent City Manager position but is dedicated to serving the city in the interim. The city council and Executive Search Firm Strategic Governmental Resources (SGR) are conducting a nationwide search.
