Chesterfield County's Board of Supervisors has approved two rezoning requests for data center projects near Richmond, Virginia.
As reported by the Richmond Times-Dispatch, one of the projects is located at 750 Watkins Centre Parkway and spans 350 acres, while the other is located at 4200 Mosely Road, on 979 acres of land in the planned Upper Magnolia Green West technology village.
The zoning requests for both projects were filed in February of this year, and recommended for approval by county staff earlier this month.
The Upper Magnolia project would be split into two tracts -Tract A spanning 880 acres, and to be limited to data centers and related accessory uses. Tract B would be limited to data centers, offices, labs, pharmaceutical products manufacturing, R&D facilities, and a few other principal uses.
The project would include a 150-foot limit on building heights. The EDA is also proposing to use 350 acres as "Swift Creek Preserve," a conservation area that would not be built upon and will have 15,000 feet of streams restored.
Earlier this month, revisions were made to the Upper Magnolia project's architectural treatment and exterior lighting requirements.
Additionally, the revised plan now includes a new high school, middle school, and elementary school, as well as an electrical substation, water tank, communication tower, and a Virginia Department of Transportation laydown yard.
Meanwhile, the Watkins Centre project would be solely for data centers and accessory uses such as offices, research and development, warehouse, substations, and utility structures, with building heights of up to 150 feet.
Details about the number of buildings planned for each site or the square footage of the data centers have not been shared.
Also in Chesterfield County, Chirisa Technology Parks and PowerHouse Data Centers purchased 104 acres in September 2024 to develop a data center, directly adjacent to Chirisa's existing facility. CHESTERFIELD COUNTY, Va. (WRIC) — Local officials joined Virginia Commonwealth University (VCU) Health in breaking ground on a new medical center in Chesterfield County on Monday.
On Monday, May 19, leaders held a celebratory groundbreaking for the “Chesterfield Pavilion,” to be located at 7000 Commons Plaza.
“Bringing VCU Health to Chesterfield is important to us because many of our patients live and work in this community and we’ve long served that area with a range of physician offices and other services,” said Marlon Levy, senior vice president for VCU Health Sciences and CEO of VCU Health System, in a VCU Health press release.
The four-story, 100,000-square-foot facility will feature an ambulatory surgery center with four operating rooms and two procedure rooms, according to VCU Health.
There will also be a medical office building with over 45 exam and procedure rooms, as well as clinical space for the VCU Massey Comprehensive Cancer Center.
Care options will include a wide range of specialties, such as plastic and reconstructive surgery, oncology, gynecology and urology. Patients will be able to get mammograms and infusions, as well as access pharmacy services, specialty ambulatory clinics and more.
“The range of care will offer convenience and efficiency for patients: The pavilion can be the site for medical tests, follow-up appointments, specialty care and surgical procedures – all within the same complex,” VCU Health said.
Construction on the Chesterfield Pavilion will begin in the fall, officials said.

The pavilion, located at 7000 Commons Plaza in Chesterfield County, will feature an ambulatory surgery center and a medical office building, which together will provide patient-centric, comprehensive outpatient services for the Chesterfield area and beyond. With nearly 400,000 residents, Chesterfield is among Virginia’s most populous counties, and the pavilion will complement the extensive facilities that VCU Health operates in the commonwealth’s capital region.
