Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

A large brush fire is burning in Salem and Lynn, Massachusetts, Sunday morning, after sparking visible fire in the woods late Saturday.

There is no immediate need for any evacuations, Fire Chief Alan Dionne said Sunday, but he didn't anticipate the fire being put out anytime soon.

The fire was burning off Highland Avenue, behind a Walmart store. Flames could be seen in the woods, and it sent smoke into the area.

"The brushfire has been smoldering for the past day creating smoky conditions in the surrounding area," the city said Sunday morning.

The fire comes as thousands of visitors flock to the city every day for Halloween festivities.

The fire was burning off Highland Avenue. Flames could be seen in the woods, and it sent smoke into the area.

The flames seemed to be concentrated in a wooded area between Highland Avenue and Spring Pond, near the Lynn city line.

"The fire's been burning over my shoulder here but not just in this one area, we have four different fires that are surrounding the neighborhoods in this area and Lynn has some on their side," Dionne said. "Presently, state forestry has two units up here, we have four pump companies and an aerial ladder company, we’re deploying a drone shortly to figure out what areas exactly are involved."

Dionne said there have not been any evacuations as of yet and if they can stay ahead of the fire there will not be any.

"I don’t anticipate this fires going out anytime soon. We do have it somewhat contained, there are not a lot of structures in the area so hopefully there is nothing threatened. At this time we’ve probably already burned 60 to 80 acres," Dionne added.

Flames were near homes in a condo development along Olde Village Drive, leaving residents there on edge as they waited for firefighters to come and extinguish the fire.

Massachusetts has been under a red flag warning for a high fire danger, with the state's Department of Fire Services noting that the critical fire conditions meant, "Any fires that start may spread rapidly and become difficult to extinguish."

LYNN, Mass. — The nauseating aroma of smoke from the largest wildfire to ignite in Lynn in almost 30 years is irritating neighbors closest to the burn area.

Neighbors whose homes are just steps away from Lynn Woods Reservation told Boston 25 News they’re worried about the air they’re breathing in.

The fire that started on Friday has torched more than 400 acres and continues to burn underground more than three days later.

Firefighters said the fire lines can still potentially reignite which leaves uncertainty about when people will be getting relief from the smoke.

“It’s been pungent for days. You can’t open the windows,” said neighbor Justin Duval. “One of my sons has asthma. He likes to go in the yard and play basketball. He can’t do that.”

Fire officials said there’s no telling when Lynn Woods will be reopened to the public.

Those whose homes abut the woods are bracing for more poor air quality in the days ahead,

“My home is well insulated. It’s all new windows. I don’t open anything,” said neighbor Peter George. “We adjust.”

Research about the impact of breathing in smoke from wildfires has been under the microscope at Worcester Polytechnic Institute’s Department of Fire Protection Engineering.

“The biggest concern is the particulate matter. It means the very tiny particles that are just a few microns,” said Albert Simeoni, professor and head of the department at WPI. “It’s like breathing dust, but it’s even thinner.”

Simeoni said breathing in excessive amounts of smoke can cause negative short and long-term health effects depending on a person’s health condition.

He said those closest to the fire are also at risk of potentially breathing in chemicals.

He recommends limiting outdoor physical activity, wearing properly fitting facemasks when outside and even sealing windows if necessary.

“If the smoke is seeping into your house, the best thing you can try to do is prevent it,” he said. “You can also use an air cleaner or high-quality filters.”

Concerns about poor air quality are being felt across dozens of Massachusetts communities with more than 150 wildfires still actively burning.

According to Mass.gov, there were 203 brush fires in Massachusetts during the month of October.

That’s an increase of about 1,200% over the average.

Typically, there are about 15 brush fires in October.

Lynn, Mass. — A raging wildfire in Lynn Woods quadrupled in size over the weekend, scorching more than 400 acres.

The fast-moving line of fire has burned from Steel Tower to Stone Tower, over Dungeon Rock, Undercliff Path, and across Waycross Road down to the Pennybrook Road entrance.

Fire officials said the flames were contained on Sunday night but warned that could change due to dry conditions.

Trees have fallen across multiple fire roads and paths, and hundreds are still burning.

“It’s impossible to stop this because of how dry the ground is and how compromised the root system has become,” said a Facebook post from the City of Lynn Fire Department.

Firefighters are warning people to steer clear of the vast affected area in Lynn Woods between Pennybrook Road and Great Woods Road.

Gannon Golf Course closed the final nine holes on its eighteen-hole course over the weekend due to encroaching flames.

“I play golf quite a bit. I didn’t come here yesterday because it was giving me a headache,” said Linda Courtemanche. “This kind of stuff happens in different places in the country, but now it’s happening to us.”

Fire officials say the fire is not currently posing a threat to any homes or buildings.

They’re thanking the public for the outpouring of donations at Broadway Station in Lynn.

The brush fire in Lynn is one of more than 150 wildfires to ignite in Massachusetts over the last week alone.

“Currently, woods fires are burning all over the state, with many large ones on the Northshore. Hopefully, multiple days of rain are in our future,” added the City of Lynn Fire Department’s Facebook post.

This is a developing story. Check back for updates as more information becomes available.

The smoke from the flames has now cast a giant cloud over the city of Lynn.

"Like a couple of bombs went off, and a lot of smoke and my concern at my house, I have my hose ready to go in case, its coming this way in case it goes the other way toward my house im gonna spray the house down with my hose." said John Petersen who lives near the reservation.

Unless there is some significant rainfall it is expected that the fire will continue, and a Red Flag Warning is in effect once again.

The North Shore has been severely impacted by brush fires over this past month as dry conditions have continued during the fall.

Aerial footage from NBC10 Boston's Sky Ranger shows the extent of the brush fire in the area, which is popular for walking and a tourist attraction. It also showed lines of fire in the trees that looked like interlocking rings.

Fire officials warned that smoke will be persistent throughout Lynn.

"Smoke will be persistent throughout the city for the rest of the evening and into tomorrow. No structures are threatened or involved," the Lynn Fire Department said in a Facebook post on Saturday.

There were nearly 200 wildland fires in October, the most in any single month this year and a huge increase over the yearly average.

Meanwhile in North Andover, a brush fire extended to several structures, including to a home on Forest Street. Firefighters said the wind helped fuel the spread.

In North Reading, authorities have been fighting a brush fire along the Middleton town line Friday night and Saturday morning.

The North Reading Fire Department says residents should expect to see and smell smoke, particularly on the east side of town including the Greens/Thomson Country Club area.

Fires were also reported in Braintree and Haverhill. Fire officials say protecting homes is the first priority as they try to contain them.

A Red Flag Warning continues to be active today as weather conditions and gusty winds could make fires difficult to control.
