Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

National smoothie chain opening in former Girl Scouts building in Worcester

...

WORCESTER ― A Georgia-headquartered smoothie chain is set to open at the former location of Worcester Girl Scouts Center at 81 Gold Star Blvd.

Tropical Smoothie Cafe, a chain with more than 1,500 locations across the nation, will be run by a family partnership that operates numerous liquor stores, smoke shops, convenience stores and gas stations in the area.

The operators, father-and-son duo Bharatkumar Patel, 50, and Manav Patel, 20, of North Grafton, also opened Indian street food chain EggHolic in January at a plaza off Route 9 in Shrewsbury.

They partner with Kush Patel, 21, Bharatkumar's son-in-law, who runs gas stations in Ohio.

Tropical Smoothie Cafe serves a wide variety of smoothies as well as sandwiches, salads and other savory options.

The Patels said Tuesday that they decided to expand into the restaurant business in part because of the citywide ban on flavored tobacco sales in 2019, which Manav Patel said had slowed the smoke shop business.

They said the success of EggHolic in Shrewsbury inspired them to go further.

Tropical Smoothie Cafe began as a single location in 1997 on a beach in Destin, Florida.

“The nearest one here is all the way where Gillette Stadium is,” Manav Patel said. “It’s a really far drive, so by opening the one here I think we’ll get a good response.

“If you look around here there are only coffee shops that make smoothies, but no smoothie-based shops with nice healthy food.”

The location is set to hold a soft opening Saturday.

The red brick building where the Patels will run the business was for years home to Worcester Girl Scouts Center until it moved to 1 Century Drive, near the West Boylston line, in 2019.

The organization sold the property for $1.25 million to Lisciotti Development of Leominster in 2018.

The building was eyed in late 2019 by a California-based burger chain Burgerim, but those plans eventually fizzled out.

A Chase Bank branch does business in the same building.

Do you remember the last time the tree tops glistened on Christmas Day?

|Updated Fri, Dec 6, 2024 at 11:47 am ET

MASSACHUSETTS — The probability of a white Christmas is historically around 25 percent in Boston, a projection based on three-decade averages in snow accumulation, temperatures and other climatological data.

The National Oceanic and Atmospheric Administration's white Christmas probability calculations represent exact science. But they don't always match the reality on the ground, or what current forecasting models suggest for Massachusetts.

It has been a brisk start to the month across the Bay State with some areas of central and western Massachusetts already picking up more than 9 inches of snow this week. But the temperatures are forecast to moderate next week and could warm up considerably by the time Santa Claus is coming to town.

"It is a fairly easy call to say that the back half of the month will be much warmer than the front half," Atmospheric G2 VP of Meteorology Todd Crawford said. "It's just a question of degree."

It could be a stretch for those areas that got significant snow this week to hold onto it for another 19 days but some areas of Worcester County got a legitimate dumping while most of Greater Boston received an inch or less.

Find out what's happening in Across Massachusettswith free, real-time updates from Patch.

Hardwick was the jackpot with 9.3 inches late Wednesday night into Thursday, with Sturbridge checking in at 8.3 inches and Spencer at 8.0 inches. Worcester picked up 4.6 inches at the airport.

The most snow in Middlesex County fell in the far northwest corner in Ashby at 4 inches with neighboring Townsend checking in at 3.7 inches.

Rehoboth had 1.2 inches in Bristol County, Boxford had 0.5 inches in Essex County, Blue Hills had 1.8 inches at the observatory, Bridgewater had 1 inch in Plymouth County, with a trace of snow at Logan Airport in Suffolk County.

AccuWeather plans to release its full white Christmas forecast at mid-month, but said in a media advisory Thursday that despite bitterly cold air across much of the northern and eastern U.S. this week, a pattern change on the horizon could lead to milder temperatures with less snow on the ground before the holidays.

Right now, according to AccuWeather the best chances of seeing snow on Christmas morning are in the mountains and northern U.S. Big cities that have the greatest likelihood of a white Christmas are Denver, Chicago, Indianapolis, Boston and New York.

White Christmas mornings have been sparse in Boston in recent years — although the chances rise to closer to 40 percent once you get out in the Worcester areas.

The snowiest Christmas in the past few decades came in 1995 when 11 inches of snow fell during the holiday itself. There was also about 1 inch of snow on the ground in 2009 after 4 inches had fallen a few days earlier.

There were also winter wonderland Christmas mornings in 2002 and 2017.

The milder Pacific air mass is expected to take over and even areas that have snow on the ground could see it melt away before Christmas, the private weather company said.

NOAA's probability data also doesn't account for the expected development of a La Niña climate pattern, which could make for a snowier-than-normal winter in some parts of the country.

The timing of the La Niña could make it more likely there will be an inch or more of snow on the ground on Christmas Day. Meteorologists at NOAA’s Climate Prediction Center expected the colder, wetter climate pattern to develop late last winter, then said in a mid-November blog that chances are about 57 percent that La Niña will develop yet this year.

"This is late for La Niña to arrive, and it's very likely to be a weak event at most," according to NOAA's ENSO Blog. "However, even a weak event can influence temperature, rain, and snow patterns across the world."

It's still early, but an extended December outlook from The Weather Channel and Atmospheric G2 said much of the country will be near or drier than average in December. Forecasters said the month started on a cold note in much of the country, but the last half of the month should be warmer for much of the Lower 48 states.

The Old Farmer's Almanac said in its 2024 white Christmas forecast that chances are slim that most of the country will have snow on the ground on Dec. 25 with only northern Maine predicted to have a snow-covered Christmas morning.
