Why this tool exists
Most homeowners filing their first water damage claim have no idea what an adjuster needs to see. The claim drags, the scope comes back short, and the homeowner ends up out-of-pocket on work insurance should have covered. This walks you through the documentation the industry itself uses — photo by photo, room by room — and outputs it in a format a carrier recognizes.
IICRC-cited scope
Your packet references the exact IICRC S500 category and class for your loss, with citations the adjuster can verify. Categories 1, 2, and 3. Classes 1 through 4. The same language a professional mitigation firm uses on its own scope.
Photo-documented
Three photos minimum per affected room — wide, close-up, and source — organized in the packet with captions an adjuster can cross-reference to your narrative. No more sending 40 random phone pictures and hoping for the best.
Sent direct to your adjuster
When you finish, the PDF is emailed to you and, with your permission, forwarded to your carrier. You get a copy, your adjuster gets a copy, and Ryan gets a copy in case you want him to walk the loss with you.
Who this is for
West Michigan homeowners — Grand Rapids, Kent, Ottawa, Muskegon, and surrounding counties — dealing with an active water damage loss. Burst pipe, supply line failure, appliance overflow, roof leak, sump pump failure, or sewer backup. Whether your claim is already open or you have not called the carrier yet, start here and the packet will meet you where you are.
If you are outside West Michigan, the packet is still useful but a Disaster Response by Ryan crew cannot respond on site. Use the tool for documentation only, and work with a local IICRC-certified firm for the physical mitigation.
Read this first
This packet is a documentation aid, not an insurance claim or a legal opinion. It does not guarantee coverage, pricing, or a favorable adjustment. Final coverage decisions are made by your insurance carrier. A complete on-site scope requires an IICRC-certified inspector with moisture-metering equipment. If you need the physical loss responded to, call Ryan directly at (616) 822-1978.
Frequently asked
How long does this take to complete?
Most homeowners finish in 8 to 12 minutes. The wizard saves your progress automatically after every step, so you can step away to grab a photo, deal with a plumber, or answer the door without losing anything you have entered.
Is it free?
Yes. Free to use, free to download the PDF, free whether or not you hire us to do the actual mitigation. Ryan built this because a well-documented claim is a better claim — for the homeowner, for the adjuster, and for whoever ends up doing the work.
Will you contact me afterwards?
Ryan receives a notification the moment your packet is generated and will reach out within an hour if you consent to a call. If you only want the PDF and no follow-up, there is a no-contact checkbox at the email step. Check it and he will stay out of your way.
What do I need before I start?
Your phone or a camera for photos, your insurance policy number if you have it handy, and a rough timeline of when the damage started. You do not need to have opened a claim yet. The tool works before you call the carrier, while the claim is open, or after an adjuster has already visited.
Does the PDF replace a professional scope?
No. The packet is a documentation aid. A full scope — with moisture readings, dry standard, and Xactimate line-item pricing — still requires an IICRC-certified on-site inspection. Think of this packet as the organized story of your loss. The scope is the invoice that comes later.
