Mold Testing and Remediation Overview: Following IICRC S520 Standards

The IICRC S520 standard provides a clear guide for safely managing mold issues in homes and buildings. Its main goals are to protect people, ensure thorough cleanup, and prevent future mold problems.

1. Assessment and Inspection

Initial Assessment:

  • Trained professionals will conduct a detailed inspection of the affected area. This includes visual checks and using tools like moisture meters and infrared cameras to find hidden mold or moisture.
  • Understanding moisture sources is crucial, as mold often arises from water issues or high humidity.

Mold Sampling:

  • Although not always needed, testing (both air and surface samples) can help identify the type and amount of mold present.
  • Sampling is useful when mold is suspected but not visible, such as when there are odors or health concerns.
  • If sampling is done, it must follow proper protocols, with analysis performed by accredited labs.

2. Containment Protocols

Containment Procedures:

  • To stop mold spores from spreading during cleanup, barriers (like plastic sheeting and negative air pressure) are used.
  • The extent of containment varies; small areas might require basic barriers, while larger or heavily contaminated spaces need more extensive containment.
  • Workers must enter and exit through decontamination chambers to avoid spreading mold.

3. Personal Protective Equipment (PPE)

  • Workers should wear appropriate PPE, including gloves, N95 masks, full-body suits, and eye protection.
  • The type of PPE needed depends on how severe the contamination is; more protective gear may be required for heavily affected areas.

4. Remediation Process

Source Control:

  • Addressing the root cause of moisture is essential. This may involve fixing leaks, improving ventilation, or managing humidity.

Cleaning and Removal of Mold:

  • Mold cannot just be treated with chemicals; it must be physically removed.
  • Non-porous materials (like metals and glass) can often be cleaned with HEPA vacuums or damp cloths.
  • Severely affected porous materials (like drywall and carpets) should be removed and disposed of according to local regulations.
  • HEPA air filtration systems should be used to capture airborne mold spores during cleanup.

Cleaning Techniques:

  • Common methods include HEPA vacuuming and scrubbing surfaces where mold is present.
  • Antimicrobial agents may be used, but the focus is on physical removal.

5. Post-Remediation Evaluation

Final Inspection:

  • After cleanup, a visual inspection ensures no visible mold remains.
  • Air and surface tests may be conducted to confirm that mold levels are back to normal.
  • It's crucial to check that the environment is dry to prevent mold from returning.

Documentation and Reporting:

  • Detailed records of the remediation process, including testing results and cleanup procedures, should be maintained.
  • This documentation is important for compliance and may be needed for insurance or legal matters.

6. Ongoing Prevention

  • Educating building occupants about moisture control is vital. This includes maintaining HVAC systems, managing humidity, and promptly addressing leaks.

By adhering to the IICRC S520 standard, mold remediation professionals take a systematic and health-focused approach, ensuring that indoor spaces are restored to safe, mold-free conditions.

Coral Springs is among the best places to move in the Sunshine State, according to a new study.

ConsumerAffairs.com, a consumer guide and review site, released a study this month ranking the best places to move in the Sunshine State. The study’s evaluators ranked Florida’s 50 largest cities based on five criteria: affordability, economic strength, education and health care, quality of life, and safety.

According to their data for the best cities overall, Coral Springs ranked third, ahead of competitors like Boca Raton (#19), Plantation (#14), Pembroke Pines (#6), Tamarac (#5), and Miramar (#11).

“With strong safety, economy, and quality of life rankings, Coral Springs is the third-best city to move to in Florida,” the study evaluators wrote. “Nearly 66 percent of residents are less than a 10-minute walk from a park — more than any other city among the top five. Homes here saw an appreciation of 6.3 percent between 2022 and 2023, making properties in the area good investments for would-be Florida residents.”

One potential drawback for would-be movers: Coral Springs ranked #26 in affordability among the cities studied.

Tamarac took the #5 spot due in large part to its economy, which ranked first among the state’s 50 largest cities, according to the study. The drawbacks for Tamarac: the city ranked #27 in both the affordability and health and education categories, according to the data.

To rank city economies, ConsumerAffairs.com weighed three metrics for each city: its five-year population growth from 2018 to 2023, its poverty rate in 2023, and its home appreciation value from 2022 to 2023.

Data sources used for study included the U.S. Census Bureau and Zillow, according to the site.

Wesley Chapel, a Tampa Bay area suburb, ranked first on the list. North Port in Sarasota County ranked second.

CORAL SPRINGS, FL – Known for its culinary diversity, South Florida is adding a flavorful new chapter with the rise of Peruvian-Chinese fusion cuisine, or Chifa. This cherished tradition was born from Chinese immigrants in Peru who adapted their recipes to incorporate local ingredients, creating a unique blend of wok-fired techniques and bold Latin flavors.

In Peru, Chifa is a cultural institution. Lima alone boasts more than 6,000 Chifa restaurants and the oldest Chinatown in South America, established in 1920. South Florida’s embrace of this cuisine is fueled in part by its growing Peruvian community, with about 20 percent of the U.S. Peruvian population now calling the state home—a number that has surged over the past two decades.

Coral Springs, Margate and nearby areas showcase this culinary heritage with standout Chifa restaurants, offering a taste of Peru’s rich cultural history and innovative fusion cuisine.

CORAL SPRINGS, FL - As Coral Springs moved to take over the Coral Springs Swim Club, confusion reigned around what happens next.

The city commission voted on Wednesday unanimously to sever ties as of Dec. 20 with Swim Phish Inc., the company that provided coaching services to the club and that is owned by its former head coach, Bruno Darzi.

Prior to the meeting, Darzi sent swim club families a note.

“Effective December 20th, the Coral Springs Swim Club will stop providing coaching services to the members,” he wrote. “No information about the transition was shared with me. Therefore, I have no insight on what the plan is moving forward.”

He added that he would refund the 2025 annual registration fees.

That threw into question the ability of the swim club to participate in seven swim meets already scheduled for 2025, including one hosted at the Coral Springs Aquatic Complex in March.

At the commission meeting, parents implored city leaders to keep the current coaching staff, criticized the city for lack of communications and demanded to know what plan was in place.

City officials said the contract with Swim Fish constrained their ability to communicate.

Justin Ellis, the city’s assistant director of parks and recreation, told the city commission that his department has a transition plan. The contract termination date was chosen because the club has a break from that date until Jan. 6, he said.

Commissioner Shaw Cerra assured parents that they’re not dissolving the swim club. With the city takeover, city officials said they would be better able to communicate with swim club families.

Coral Springs plans to hire coaches as city staff, like many other high-profile swim clubs in the county, including Fort Lauderdale. They also plan to work with a volunteer group of parents to run swim meets.

The day after the vote, Coral Springs sent out a swim club transition, frequently-asked-questions email to the Coral Springs swim community.

The first priority is recruiting coaches. In addition, the city plans to sign an agreement with the parent volunteer group already in place. They anticipate re-starting the now city-run program by the end of the winter break, according to the FAQs.

City staff will be holding a meeting at 6 p.m. on Dec. 9 at the aquatic complex to share more information about the transition, timeline and next steps.

The swim club tumult started about a year and half ago, after a group of parents complained about bullying and mistreatment under Darzi. That led to at least two investigations. Over the summer, Darzi left to become a college swim coach.

At the Wednesday meeting, Commissioner Joshua Simmons addressed the controversy.

“There was a lot of drama that got exposed with what was happening with the swim club and our city staff continued to try to work with what was in place in terms of trying to make sure we remove some of that,” he said. “At the end of the day, the only thing that should be happening is that these children are being cared for, coached and supported as they chase their dreams.”

MARGATE, FL - When Ram Chavali, M.D., set up an interventional neuroradiology program in the late 1990s at Harvard Medical School’s teaching hospital, certain stroke procedures could take him six hours. Today, he can perform some of those operations up to 10 times faster at HCA Florida Northwest Hospital in Margate.

Chavali, a board-certified neurointerventionalist, recently arrived in South Florida to help the hospital provide patients with the most advanced stroke care as it launches a new biplane neuroangiography suite.

The biplane unit provides doctors 3-D images of patients’ vascular structure, including veins and arteries.

“Today's biplane equipment has what are called rotational angiography features, which allow the unit to spin around,” Chavali said in an interview with TAPinto Coral Springs. “Then you can get a three-dimensional picture instead of just one- or two-[plane] views.”

For stroke patients with major blockages, the faster doctors can identify and treat the issue, the better the outcome.

The new technology allows doctors to better understand the complicated anatomy of the blood vessels leading to the brain, as well as those deep within the brain, to assess blockages and other abnormalities.

That way, they can “accurately, effectively and efficiently” treat patients, Chavali said.

Instead of having to send major stroke patients to other facilities, which takes time, they can now receive the most advanced care at HCA Florida Northwest with Chavali and the new technology.

There’s a saying in stroke care: Time is brain. Brain cells start dying within three minutes of not getting oxygen, Chavali said.

“So, in this sense, time is truly critical,” he said.

“What we used to have to do is we would have to hunt,” he said. “We'd have to do various angles to find the best view before you could actually start treating.”

Those days were like a world without cell phones and computers, Chavali said.

Chavali is part of the hospital’s stroke-team approach. When patients show up in the emergency rooms with a suspected stroke, the team — which includes an emergency room doctor and nurse, a neurologist, a radiologist, a technician, and a neurointerventionalist — springs into action.

They have dedicated equipment, stroke champions in each department and use a specialized app to help the team read scans quickly.

While the new technology is important, having a specialist with Chavali’s background is critical, said Jennifer Barb, a hospital spokesperson.

“The fact that we have someone like him who specializes in this [field] in our community is absolutely incredible,” she said.
