Tampa, FL, November 5, 2024 – Impact Development Partners (IDP), in a joint venture with an institutional equity partner, has purchased a 32.34-acre multifamily site at 6502 E. Sligh Avenue in Tampa to build a 330-unit apartment complex along the Hillsborough River. The community will include a clubhouse, resort-style, riverfront amenities, and 11 three-story apartment buildings and will offer one-, two-, and three-bedroom apartments ranging in size from 707 to 1,248 square feet.

Casey Babb, CCIM, Mark Eilers, and John Ruscigno of Colliers represented the seller, 6502 E Sligh Property Owner, LLC. The buyer was represented internally.

“The Temple Terrace submarket hasn’t seen much in the way of multifamily development in decades outside of the Community Redevelopment Area at the corner of Busch Blvd. and 56th Street,” said Eilers, Executive Vice President for Colliers. “The area is primed for quality workforce housing, which this project will deliver.”

The property, referred to as River Hills, is centrally located between Brandon and Downtown Tampa and sits within the geographic triangle bound by I-75, I-4, and I-275. It is surrounded by some of the area’s top employers, including the University of South Florida, Moffitt Cancer Center, Busch Gardens, Seminole Hard Rock Casino, the Mid-Florida Credit Union Amphitheatre, and the new Amazon Fulfillment Center.

IDP is set to break ground on the community immediately with first units delivering in early 2026.

A new survey reveals the cities where residents are least tolerant of a neighbor's political yard sign. See which 13 FL towns made the list.

FLORIDA — Residents of 13 Florida cities are among those most irritated by their neighbors' political yard signs, according to a new survey.

To find out where campaign and political signs are causing the most contention, writers at the pop culture website Geek Nexus surveyed 3,000 homeowners and ranked 175 cities based on the level of irritation sparked by these inevitable yard signs.

The survey found that Florida residents are among the least tolerant of their neighbors’ political signs, with 14 cities emerging among the most irritated by them.

According to the survey, residents of Fort Lauderdale topped the list of those most annoyed by political yard signs. Little Rock, Arkansas, came in at No. 2 and Pasadena, California, ranked No. 3.

“Yard signs are a way for people to express their beliefs, but they can also create tension, especially during an election,” said Jake Valentine of Geek Nexus. “What we’re seeing is that something as small as a lawn sign can have a big impact on neighborhood dynamics. It speaks to the importance of balancing personal expression with community harmony, especially in a time as charged as election season.”

Here's a look at the top 10 U.S. cities where residents are most irritated by political yard signs, according to the survey:

Beyond the rankings, Geek Nexus’s survey revealed some insights into the attitudes of Florida residents toward political yard signs. For example, 60 percent of respondents said they knew their neighbors’ political leanings, while 40 percent weren’t sure or preferred not to know.

As for the actual influence of yard signs, their opinion was split: 46 percent of people think these signs can sway voters, while 54 percent believe they’re just lawn ornaments with no real effect on election results.

Meanwhile, most respondents agreed there is a time and place for political yard signs, with 76 percent supporting the idea that signs should only be displayed during specific times of the year, like the lead-up to an election. And while only a small group (24 percent) admitted they might remove a neighbor’s sign if they disagreed with it, the majority (76 percent) were clear that they would not cross that line.

FLORIDA — If you’re looking forward to the cooler air that historically arrives in November, you may have to get out of Florida and head north to find it until an expected La Niña climate pattern ushers in colder weather more typical of winter.

In an updated November outlook Wednesday from The Weather Channel and Atmospheric G2, November temperatures in Florida are expected to be slightly above normal. Daytime temperatures this week have been in the mid- to upper-80s in the Tampa region.

AccuWeather says highs normally reach the low to mid-80s early in November, and drop to the mid-70s by the end of the month.

October daytime temperatures in Tampa Bay have mostly in the mid-80s after starting in the low 90s, according to data from The Weather Channel.

Nationally, fall temperatures have been warmer than the forecasters originally expected. The hottest November temperatures are expected in the nation’s midsection, from Minnesota to Texas and western Montana to upstate New York.

The only places in the country expected to have near-normal November temperatures are Southern California and other parts of the desert Southwest. Predictions for unseasonably warm temperatures lingering into December come amid mounting concern that climate change is making summers hotter and extending the warm weather well into fall.

Earlier this fall, the National Oceanic and Atmospheric Administration said they’re confident a La Niña to develop yet this winter, but doubt it will be a strong pattern associated with consistent cold weather and heavy snowfall or other precipitation.

El Niño and La Niña are opposite phases of the El Niño-Southern Oscillation, a natural climate pattern that causes predictable changes in the tropical Pacific Ocean. They’re not the only factors in weather, but El Niño generally favors warmer, drier weather, while the opposite is true with a La Niña. Either can have an outsized effect during the winter months.

Forecasters originally expected a La Niña to develop late last winter, which turned out to be the warmest on record in the continental U.S. and worldwide.

In other words, it’s mating season and a fairly frantic time for deer, which are so fixed on continuing their species that they may run right into your car, SUV or truck. The season is called “the rut” because it’s the time of year male deer thrust their antlers together until one of them gives up and dies.

Florida ranks 46th in automobile-animal collisions, according to a State Farm insurance survey released earlier this fall. The chances of hitting an animal are about 1 in 486.

Tom Langen, a professor of biology at Clarkson University in Potsdam, New York, wrote for The Conversation that collisions with deer are about eight times more frequent at dusk or dawn — when the deer are most active and motorists’ ability to spot them is difficult. In fact, only about a fifth of deer-vehicle collisions occur during daylight hours.

Drivers should also be aware during full moons — the next one is the full beaver moon on Nov. 15, the last of four consecutive supermoons — at the time of night when the moon is brightest. During those hours, deer move farther away from their nesting spots and are more likely to dart into traffic on the highway.

Voters can receive free bus rides to the polls when they show a valid voter information card. Complimentary bus rides will be available on Tuesday, Nov. 5, from 7 a.m. to 7 p.m. for the general election.

VOLUSIA COUNTY

Volusia County's Transit Services Division is offering free rides to the polls on Election Day, Nov. 5, through its Votran fixed-route, Votran Gold and VoRide services.

Votran fixed-route riders can ride for free if they present a valid Volusia County Voter Registration Card. Riders should check in advance for the closest bus stop for their polling destination, as buses won't make direct stops unless polling locations are on regular routes.

Votran Gold Service, which assists disabled residents, will offer free trips directly to polling sites. Gold Service riders should schedule their rides no later than noon on Monday, Nov. 4, by calling 386-322-5100. Riders must show their voter registration card to get the fee waived.

VoRide, a curb-to-curb rideshare service available in the DeBary, DeLand, Deltona, and Orange City areas, will provide free roundtrip rides to the polls within its service zones.

On Monday, Nov. 4, the day before Election Day, a promotional code will be announced for riders to enter when booking through the app. Riders will need to show their voter registration card to the driver to validate the promotional code
