Another Texas Medical Center institution is eyeing northwest Houston for an expansion.

The University of Texas MD Anderson Cancer Center confirmed to the Houston Business Journal that it will begin a $25.7 million project at 21614 State Highway 249 to build a new diagnostic imaging center, with construction set to end in 2026.

MD Anderson’s website lists nine current diagnostic imaging locations, with the system’s Texas Medical Center location hosting five of those.

The new center is less than 5 miles from MD Anderson Cancer Center Northwest Houston Surgical and Specialty Care at 9922 Louetta Road. Two Houston-based companies, Johnston LLC and Tellepsen, are serving as the architect and general contractor, respectively.

The new facility is expected to employ 20-30 workers and will offer services not provided at MD Anderson's Northwest Houston Surgical Center. The surgical center currently provides patients in northwest Houston, Cypress, Tomball and surrounding areas with an option for surgery and other procedures closer to home, MD Anderson said.

In December 2023, MD Anderson completed the $35 million first phase of renovations at the Louetta Road site. The University of Texas board of regents purchased that property from MPT of Houston Vintage Ad LLC in April 2022.

The expansion continues several trends in hospital-focused real estate in the Houston area: investment in Houston suburbs outside of Beltway 8 and the movement of surgical services outside hospitals into outpatient surgery centers.

In recent months, major health care systems such as Memorial Hermann Health System, Houston Methodist and HCA Houston Healthcare have all announced multimillion-dollar hospital projects outside the Beltway, with several in the northwest region.

Executives at each of the local hospitals building expansions said the main factor driving hospital investment is significant population growth in the suburbs, which is seen in new American Community Survey data and growing numbers of home starts.

Multiple projects have also committed to hiring hundreds of employees to accompany their projects, with Houston Methodist’s new Cypress campus targeting over 700 workers for its opening next year.

Meanwhile, some health systems are also moving less-intense surgical procedures, which do not require an overnight stay in a hospital, to ambulatory surgical centers. Jim Brown, CEO of HCA Houston Healthcare North Cypress, said ophthalmology and orthopedics are examples of procedures that the hospital — which is undergoing a $100 million expansion — has moved to outpatient settings.

“Probably between 30% and 50% of our joint replacements now are done on an outpatient basis, and those were procedures that, when I started my career, were four- and five-day hospitalizations. Now those patients are going home on the same day,” Brown said. “This hospital is undergoing that transformation right now, to where we're seeing our outpatient surgery migrate into our ASC.”

According to Vivian Ho, the James A. Baker III Institute chair in health economics at Rice University, many hospitals have acquired outpatient surgery locations from physician groups that have struggled in the wake of the Covid-19 pandemic.

“Because of the pandemic, many smaller physician groups did not survive that first wave of shutdowns when patients were too afraid to go to the doctor,” Ho said. “[Those groups] ended up having to sell out to health care systems. There’s a larger network that health systems can control because they’ve simply expanded into many more parts of the health care sector."
